Closing Agent shall prepare the Deed, Seller's affidavit, closing statement, any corrective instruments that may be required in connection with perfecting title, and a general xxxx of sale conveying to the Buyer any and all personal property, fixtures and appurtenances, if any, relating to the Premises which conveyance shall be free and clear of any liens or encumbrances of any nature whatsoever.
