Common use of Covenants of Tenant Regarding Use Clause in Contracts

Covenants of Tenant Regarding Use. (a) Tenant shall (i) use and maintain the Leased Premises and conduct its business thereon in a safe, careful, reputable and lawful manner, (ii) comply with all covenants that encumber the Building and all laws, rules, regulations, orders, ordinances, directions and requirements of any governmental authority or agency, now in force or which may hereafter be in force, including, without limitation, those which shall impose upon Landlord or Tenant any duty with respect to or triggered by a change in the use or occupation of, or any improvement or alteration to, the Leased Premises, and (iii) comply with and obey all reasonable directions, rules and regulations of Landlord, including the Building Rules and Regulations attached hereto as Exhibit E and made a part hereof, as may be modified in writing from time to time by Landlord on reasonable written notice to Tenant, provided, however, that except in the event of changes compelled by governing law, Landlord shall not alter any of its directions, rules, or regulations in a manner that would materially adversely affect Tenant; provided that (a) in the event of any conflict between said rules and regulations and the express terms of this Lease, the Lease shall control, (b) such rules and regulations are for the safety, care, order, and cleanliness of the Building and the Common Areas, (c) such rules and regulations do not materially interfere with the Permitted Use, (d) such rules and regulations do not require payment of additional monies, and (e) such rules and regulations are uniformly enforced in a non-discriminatory manner.

Covenants of Tenant Regarding Use. (a) Tenant shall (i) use and maintain the Leased Premises and conduct its business thereon in a safe, careful, reputable and lawful manner, (ii) comply with all covenants that encumber the Building (provided Landlord has provided copies of such covenants to Tenant) and all laws, rules, regulations, orders, ordinances, directions and requirements of any governmental authority or agencyagency (collectively, “Laws”), now in force or which may hereafter be in force, including, without limitation, those which shall impose upon Landlord or Tenant any duty with respect to or triggered by a change in the use or occupation of, or any improvement or alteration to, the Leased Premises, and (iii) comply with and obey all reasonable directions, rules and regulations of Landlord, including the Building Rules and Regulations attached hereto as Exhibit E D and made a part hereof, as may be modified in writing from time to time by Landlord on reasonable written notice to Tenant, provided, Landlord; provided however, that except in Tenant shall not be obligated to make structural modifications to the event Leased Premises to comply with Laws unless the same is required as a result of changes compelled (A) Tenant’s particular and specific use of the Leased Premises (as opposed to use for general office purposes) or (B) any improvement or alteration made by governing law, or on behalf of Tenant. Landlord shall not alter any of its directions, rules, or apply and enforce such rules and regulations in a non-discriminatory manner that would materially adversely affect Tenant; provided that (a) in among all tenants of the Building. In the event of any conflict between said the rules and regulations and the express terms other provisions of this Lease, the this Lease shall control, (b) such rules and regulations are for the safety, care, order, and cleanliness of the Building and the Common Areas, (c) such rules and regulations do not materially interfere with the Permitted Use, (d) such rules and regulations do not require payment of additional monies, and (e) such rules and regulations are uniformly enforced in a non-discriminatory manner.
