Common use of Consent Clause in Contracts

Consent. Any Alterations or Utility Installations that Lessee shall desire to make and which require the consent of the Lessor shall be presented to Lessor in written form with detailed plans. All consents given by Lessor, whether by virtue of Paragraph 7.3(a) or by subsequent specific consent, shall be deemed conditioned upon: (i) Lessee's acquiring all applicable permits required by governmental authorities; (ii) the furnishing of copies of such permits together with a copy of the plans and specifications for the Alteration or Utility Installation to Lessor prior to commencement of the work thereon; and (iii) the compliance by Lessee with all conditions of said permits in a prompt and expeditious manner. Any Alterations or Utility Installations by Lessee during the term of this Lease shall be done in a good and workmanlike manner, with good and sufficient materials, and be in compliance with all Applicable Requirements. Lessee shall promptly upon completion thereof furnish Lessor with as-built plans and specifications therefor. Lessor may, (but without obligation to do so) condition its consent to any requested Alteration or Utility Installation that costs $2,500.00 or more upon Lessee's providing Lessor with a lien and completion bond in an amount equal to one and one-half times the estimated cost of such Alteration or Utility Installation.

All consents given by LessorLandlord, whether by virtue of Paragraph 7.3(a) or by subsequent specific consent, shall be deemed conditioned upon: : (i) Lessee's Tenant’s acquiring all applicable permits required by governmental authorities; (ii) the furnishing of copies of such permits together with a copy of the plans and specifications for the Alteration or Utility Installation to Lessor Landlord prior to commencement of the work thereon; and (iii) the compliance by Lessee Tenant with all conditions of said permits in a prompt and expeditious manner. Any Alterations or of Utility Installations by Lessee Tenant during the term of this Lease shall be done in a good and workmanlike manner, with good and sufficient materials, and be in compliance with all Applicable Requirements. Lessee Tenant shall promptly upon completion thereof furnish Lessor Landlord with as-built plans and specifications therefor. Lessor may, Landlord may (but without obligation to do so) condition its consent to any requested Alteration or Utility Installation that costs $2,500.00 25,000.00 or more upon Lessee's Tenant’s providing Lessor Landlord with a lien and completion bond in an amount equal to one and one-half times the estimated cost of such Alteration or Utility Installation.

All consents given by Lessor, whether by virtue of Paragraph 7.3(a) or by subsequent specific consent, Consent shall be deemed conditioned upon: solely upon Lessee's: (i) Lessee's acquiring all applicable permits required by governmental authorities; permits, (ii) the furnishing of Lessor with copies of such both the permits together with a copy of and the plans and specifications for the Alteration or Utility Installation to Lessor prior to commencement of the work thereon; and work, (iii) the compliance by Lessee with all conditions of said permits and other Applicable Requirements in a prompt and expeditious mannermanner and (iv) the making of such Alterations or Utility Installations by Lessee does not, in Lessor's reasonable belief, materially diminish the value of the Premises or materially increase the costs of insurance carried by Lessor with respect to the Premises. Notwithstanding clause (iv) above to the contrary, Lessor shall consent to any proposed Alterations and Utility Installations by Lessee so long as Lessee agrees to remove such Alteration or Utility Installation on the Expiration Date and to substantially restore the Premises to their condition existing immediately prior to such Alteration or Utility Installation. Any Alterations or Utility Installations by Lessee during the term of this Lease shall be done performed in a good and workmanlike manner, manner with good and sufficient materials, and be in compliance with all Applicable Requirements. Lessee shall promptly upon completion thereof furnish Lessor with as-built plans and specifications therefor. Lessor may, (but without obligation to do so) condition its consent to any requested Alteration or Utility Installation that costs $2,500.00 or more upon Lessee's providing Lessor with a lien and completion bond in an amount equal to one and one-half times the estimated cost of such Alteration or Utility Installationspecifications.

All consents given by Lessor, whether by virtue of Paragraph 7.3(a) or by subsequent specific consent, shall be deemed conditioned upon: (i) Lessee's acquiring all applicable permits required by governmental authorities; (ii) the furnishing of copies of such permits together with a copy of the plans and specifications for the Alteration or Utility Installation to Lessor prior to commencement of the work thereon; and (iii) the compliance by Lessee with all conditions of said permits in a prompt and expeditious manner. Any Alterations or Utility Installations by Lessee during the term of this Lease shall be done in a good and workmanlike manner, with good and sufficient materials, and be in compliance with all Applicable Requirements. Lessee shall promptly upon completion thereof furnish Lessor with as-built plans and specifications therefor. Lessor may, (but without obligation to do so) condition its consent to any requested Alteration or Utility Installation that costs $2,500.00 or more upon Lessee▇▇▇▇▇▇'s providing Lessor with a lien and completion bond in an amount equal to one and one-half times the estimated cost of such Alteration or Utility Installation.

Any Alterations or Utility Installations by Lessee during the term of this Lease shall be done in a good and workmanlike manner, with good and sufficient materials, and be in compliance with all Applicable Requirements. Lessee shall promptly upon completion thereof furnish Lessor with as-built plans and specifications therefor. Lessor may, (but without obligation to do so) condition its consent to any requested Alteration or Utility Installation that costs $2,500.00 or more upon Lessee's providing Lessor with wish a lien and completion bond in an amount equal to one and one-half hall times the estimated cost of such Alteration or Utility Installation.

Lessee shall promptly upon completion thereof furnish Lessor with as-built plans and specifications thereforwhether or not such Alterations or Utility Installations require Lessor's consent. For work which costs more than $1,000,000 excluding the cost of any Trade Fixtures, Lessor may, (but without obligation to do so) may condition its consent to any requested Alteration or Utility Installation that costs $2,500.00 or more upon Lessee's Lessee providing Lessor with a lien and completion bond in an amount equal to one and one-one- half times the estimated cost costs of such Alteration or Utility InstallationInstallation and/or upon Lessee's posting an additional Security Deposit with Lessor.

Notwithstanding anything to the contrary in the Lease, Lessee shall not be required to remove any general office use improvements made to the Premises by Lessee.

Consent. Any Alterations or Utility Installations that Lessee Tenant shall desire to make and which require the consent of the Lessor make, including, without limitation, any initial tenant improvements that Tenant may desire, shall be presented to Lessor Landlord in written form with detailed proposed plans. All consents given by Lessor, whether by virtue of Paragraph 7.3(a) or by subsequent specific consent, Landlord shall be deemed conditioned upon: (i) LesseeTenant's acquiring all applicable permits required by governmental authorities; (ii) the furnishing to Landlord of copies of such permits together with a copy of the plans and specifications for the Alteration or Utility Installation to Lessor prior to commencement of the work thereonthereof; and (iii) the compliance by Lessee Tenant with all conditions of said permits in a prompt and expeditious manner. Any Alterations or Utility Installations made by Lessee Tenant during the term of this Lease Term shall be done in a good and workmanlike manner, with good and sufficient materials, and be in compliance with all Applicable RequirementsLaw. Lessee Tenant shall promptly upon completion thereof furnish Lessor Landlord with as-built plans and specifications therefor. Lessor may, Landlord may (but without obligation to do so) condition its consent to any requested Alteration or Utility Installation (x) that costs Fifty Thousand Dollars ($2,500.00 50,000) or more upon LesseeTenant's providing Lessor Landlord with a lien and completion bond in an amount equal to one and one-half times the estimated cost of such Alteration or Utility InstallationInstallation and (z) upon Tenant's written undertaking to remove such Alteration or Utility Installation at the end of the Lease Term.

Lessee shall pay to Lessor all of Lessor's actual costs incurred in conjunction with the review of Lessee's proposed Alterations or Utility Installations within fifteen (15) days of Lessee's receipt of an invoice therefore (which shall not exceed $350.00 per request).

Any Alterations or Utility Installations installations that Lessee shall desire to make and which require the consent of the Lessor shall be presented to Lessor in written form with detailed plans. Lessee shall promptly upon completion thereof furnish Lessor with as-built plans and specifications thereforif such have been prepared in connection with the Alteration or Utility Installation. For work which costs an amount equal to more than $50,000.00, Lessor may, (but without obligation to do so) may condition its consent to any requested Alteration or Utility Installation that costs $2,500.00 or more upon Lessee's Lessee providing Lessor with a lien and completion bond in an amount equal to one and one-half times the estimated cost of such Alteration or Utility Installation. Lessee shall pay, when due, all claims for labor or materials furnished or alleged to have been furnished to or for Lessee at or for use in, on or about the Premises, which claims are or may be secured by any mechanics' or materialmens' liens against the Premises or any interest therein. If a mechanics' or materialmen's lien is filed against the Premises, Lessee shall be required immediately to remove the lien from title. Failure so to do shall be a material default under this Lease.

Lessor may, (but without obligation to do so) condition its consent to therefor for any requested Alteration or Utility Installation that costs costing in excess of $2,500.00 or more upon Lessee's providing Lessor with a lien and completion bond in an amount equal to one and one-half times the estimated cost of such Alteration or Utility Installation25,000.00.

Consent. Any Alterations or Utility Installations that Lessee shall desire to make and which require the consent of the Lessor shall be presented to Lessor in written form with detailed plans. All consents given by Lessor, whether by virtue of Paragraph 7.3(a) or by subsequent specific consent, shall be deemed conditioned upon: (i) Lessee's acquiring all applicable permits required by governmental authorities; (ii) the furnishing of copies of such permits together with a copy of the plans and specifications for the Alteration or Utility Installation installation to Lessor prior to commencement of the work thereon; and (iii) the compliance by Lessee with all conditions of said permits in a prompt and expeditious manner. Any Alterations or Utility Installations by Lessee during the term of this Lease shall be done in a good and workmanlike manner, with good and sufficient materials, and be in compliance with all Applicable Requirements. Lessee shall promptly upon completion thereof furnish Lessor with as-built plans and specifications therefor. Lessor may, (but without obligation to do so) condition its consent to any requested Alteration or Utility Installation that costs $2,500.00 or more upon Lessee's providing Lessor with a lien and completion bond in an amount equal to one and one-half times the estimated cost of such Alteration or Utility Installation.
