All Urban Consumers for All Items (1982-1984=100) published by the United States Department of Labor, Bureau of Labor Statistics for the month immediately prior to the Option Adjustment Date over the Index published for such month in the immediately preceding year, but no more than 3%. No monies paid as rent under this Lease shall be applied toward the purchase price, except that rents which have been prepaid to Lessor for a time past the Option Closing (as defined below) shall be prorated to midnight of the day preceding the Option Closing
