AUTHORIZATION OF REPAIRS AND IMPROVEMENTS. Authorize repairs and improvements on the property that directly relate to the improvement of the property which will, under most circumstances, increase the value of the property or shorten the marketing timeframe. Anticipated return on repairs should be a minimum of $1 for $1 return with a preferred return anticipated at $1.25 for $1 or more. Return on repairs projected to be less than 100% may be justified if critical to effecting an accelerated marketing period.
