Buyer will assume all risk and loss with respect to, and any change in the condition of the Property from and after the Effective Time, including production of Hydrocarbons through normal depletion, the watering-out, casing collapse or sand infiltration of any Well, the depreciation of personal property through ordinary wear and tear, and changes arising from operations conducted by Seller pursuant to ARTICLE 10.
