Tenant may have, at its own expense, the top four (4) spaces (out of the eight total spaces) on the Building Monument sign, and Tenant may install one sign on each of the north and south sides of the east stair tower on the fascia of the Building.
Tenant hereby acknowledges and agrees that Landlord may, at Landlord’s sole cost and expense, place a standard “owned and managed” sign on such Building Monument Sign, provided that such “owned and managed” sign shall not be larger than Tenant’s signage.

Landlord reserves the right to modify the Building Monument to accommodate additional signage.
During all portions of the Lease Term when Tenant is leasing from Landlord all of the rentable space in the Building, Tenant’s Trade Name and logo (depicted using the same size lettering as is being used on the date this Lease is executed for building monument sign exposure for tenants in other multi-story, single-tenant buildings in the Business Park, provided Tenant’s Trade Name may use lettering in Tenant’s logo style) shall be included on the Building Monument Sign.
Landlord shall provide Tenant with one sign on the Building’s existing sign monument (the “Building Monument”), and Landlord hereby approves Tenant’s existing signage on the Building Monument.
If Landlord elects to modify the Building Monument, or the signage on the Building Monument, then the design, materials, size, color and location of Tenant’s sign on the Building Monument shall be determined by Landlord in its sole but reasonable discretion, provided that Tenant’s sign shall be of comparable size and materials as other tenants’ signs.
At the end of the Term (or in the event Tenant no longer qualifies for the Exterior Signage and Building Monument Signage based on its rentable square footage as provided above), Tenant shall be responsible for the costs and expenses to remove its Exterior Signage and Building Monument Signage.
Tenant shall be responsible, at Tenant’s sole cost and expense, for the maintenance of Tenant’s signage on Tenant’s Building Signs, Building Monument Signs and Project Monument Signs, for the removal of Tenant’s Building Signs and Tenant’s signage on the Building Monument Signs and Project Monument Signs at the expiration or earlier termination of this Lease and for the repair all damage (excluding discoloration of the building facades caused by any Building Signs) resulting from such removal.
