Visitor Parking. So long as this Lease is in effect, Tenant's visitors and guests shall be entitled to use those specific parking areas which are designated for short term visitor parking and which are located within the surface parking area(s), if any, and/or within the parking structure(s) which serve the Building. Visitor parking shall be made available at a charge to all visitors and guests, with the rate being established by Landlord in its discretion from time to time. Tenant, at its sole cost and expense, may elect to validate such parking for its visitors and guests. All such visitor parking shall be on a non-exclusive, in- common basis with all other visitors and guests of the Development. Notwithstanding any contrary provision of this Lease, in the event that the number of Tenant's visitors utilizing the Parking Facilities consistently exceeds fifty (50) visitors per day, Landlord shall have the right from time to time to reduce Tenant's maximum number of unreserved monthly parking privileges to accommodate such excessive visitor usage.
