USE OF THE COMMON AREA. Landlord grants to Tenant the non-exclusive right to use the Common Area; provided, however, Tenant shall have the exclusive use of those portions of the Common Area to the rear of the Premises that are reasonably necessary for loading areas, trash enclosures, and other service facilities.
