Common use of TENANT TO TAKE GOOD CARE OF PREMISES Clause in Contracts

TENANT TO TAKE GOOD CARE OF PREMISES. Tenant shall keep the premises in a clean, safe and sanitary condition and shall permit no waste or injury to occur to the premises and fixtures therein, or to any additions, alterations and improvements thereto. All damage caused by Tenant's negligence, or that of his agents, servants, employees or visitors, shall be repaired promptly by Tenant at his sole cost and expense. In the event that the Tenant fails to comply with the foregoing provisions, the Lessor shall have the option to enter the premises and make all necessary repairs at Tenant's cost and expense, the same to be added to and be payable with the next monthly installment of rent.
