The Side Yard clause defines the portion of a property that lies between the main building and the side property line. It typically sets out requirements such as minimum width, permitted uses, and any restrictions on structures or landscaping within this area. For example, the clause may prohibit building sheds or fences within a certain distance from the property line to maintain access and light. Its core function is to ensure adequate spacing between buildings on adjacent lots, promoting safety, privacy, and compliance with zoning regulations.
Side Yard. There shall be a side yard of at least five (5) feet for all residential and accessory buildings. All other permitted buildings shall have a side yard of at least ten (10) feet. In the case of corner Lots, no building, and no addition to any building shall be erected or placed nearer than fifteen (15) feet to the side street line of any such Lot.
Side Yard a. For single-family detached, two-family and multiple-family dwellings 6 feet setback from side lot line. On corner lots, the side yard setback shall be 25 feet when automobile access is taken across the side yard; the side yard setback shall be 15 feet when no automobile access is taken across the side yard. b. For zero-lot-line dwellings 10 feet setback on one lot line and no setback on the opposite lot line. No accessory buildings shall be permitted within the required side yard setback. c. For townhouse dwellings, no side yards are required except for corner lot conditions. On corner lots, the side yard setback shall be 25 feet or at least 25 feet of common open space between the curb line and the lot line when automobile access is taken across the side yard; the side yard setback shall be 15 feet or at least 15 feet of common open space between the curb line and the lot line when no automobile access is taken across the side yard.
Side Yard. Side yard shall be ten feet, except on corner lots which shall have a fifteen-foot side yard.
Side Yard i. Lots 80’ in width or larger, there shall be a side yard of not less than ten (10) feet for all residential buildings and ten (10) feet for accessory buildings. In the case of corner Lots, no building and no addition to a building shall be erected or placed nearer than fifteen (15) feet to the side street line of any such Lot. ii. Clustered Lots smaller than 80’ in width, including Single Family Detached, there shall be a side yard of not less than five (5) feet for all residential buildings and five (5) feet for accessory buildings. In the case of corner Lots, no building and no addition to a building shall be erected or placed nearer than ten (10) feet to the side street line of any such Lot. iii. Clustered Lots smaller than 80’ in width, including townhomes and condominiums, there shall be a side yard of not less than five (5) feet for all exterior walls residential and accessory buildings. All internally connected walls, the side setback shall be zero (0) feet. iv. Non-Residential lots, there shall be a side yard of not less than fifteen (15) feet. v.
Side Yard. The minimum side yard setbacks shall be 15 feet where adjacent to a public or private street; when adjoining the exterior project boundary said setback shall be forty (40) feet; 10 & 5 feet from a side property line and not adjacent to a public or private street, as provided for in Table 14.09.074.01 (Residential Districts Minimum Development Standards) of the Vacaville Municipal Code for the RL-6 District. A minimum 12 foot side yard shall be maintained between any two detached residential units on separate lots. Where a two story portion of the structure exceeding fifteen feet in height is located closer than 15 feet to a side property line, the minimum building setback shall not be less than 12 feet unless the unit is a 1 lot line unit and complies with the requirements set forth.
Side Yard i. There shall be a side yard of not less than 0 feet measured from the property line to the front building line. ii. Residential Lots within the TC district shall provide a side yard as outlined within their district, unless a mixed use building where residential is integrated with non- residential, then TC regulations apply.
Side Yard. There shall be a side yard of not less than fifteen (15) feet. Lots whose side Lot lines intersect streets shall have a twenty (20) foot side yard on the street side.
