Security Deposits, Rent Concessions, Tenant Improvement Allowances and Other Tenant Credits. The Buyer shall receive at credit at Closing from the Seller in the amount of the sum of: (i) the Tenant Deposit; (ii) any and all rent concessions which related to the current term of the Lease and are unpaid, unapplied and/or utilized; (iii) any and all tenant improvement allowances which relate to the current term of the Lease and are unpaid, unapplied and/or utilized; and (iii) the cost, as estimated by the parties in their reasonable discretion, of any and all non-monetary tenant inducement obligations of the Seller, as landlord under the Lease, which relate to the current term of the Lease (e.g., painting and carpeting) and are unperformed.
