Common use of Schematic Drawings Clause in Contracts

Schematic Drawings. On or before the date set forth in Schedule B, ------------------ Tenant and METa Architecture shall prepare and deliver to Landlord for Landlord's approval of the proposed schematic drawings, which shall be a formalization of the Space Program and the Final Space Plan, including outlined specifications. Landlord shall notify Tenant of its approval or disapproval (with reasons for such disapproval specified) of the proposed schematic drawings within five (5) business days after receipt thereof. Landlord shall work diligently with Tenant to prepare a price check of estimated costs for the Tenant Improvements contemplated by such proposed schematic drawings with the expectation that the same will be completed within the week of such approval. Any failure by Landlord to notify Tenant of its approval or disapproval within such five (5) business day period shall be deemed to be Landlord's approval thereof. If Landlord disapproves the proposed schematic drawings, this process shall be repeated until Landlord's approval is obtained; provided, however, that Tenant shall only make such changes to the proposed schematic drawings which address the reasons Landlord specified for its disapproval of the proposed schematic drawings. The approved schematic drawings are hereinafter referred to as the "Final Schematic Drawings."

Schematic Drawings. On or before Landlord shall cause the date set forth Architect, in line with time periods provided for on the Schedule B, ------------------ Tenant and METa Architecture shall prepare and to deliver to Landlord for Landlord's approval of the proposed schematic drawings, which shall be a formalization of the Space Program and the Final Space Plan, including outlined specifications. Landlord shall notify Tenant of its approval or disapproval (with reasons for such disapproval specified) of the proposed schematic drawings within five (5) business days after receipt thereof. Landlord shall work diligently with Tenant to prepare a price check of estimated costs for the Tenant Improvements contemplated by such proposed schematic drawings that are a logical extension of the Space Plans and the TI Specifications (the “Schematic Drawings”). Not more than 5 days thereafter, Tenant shall deliver to Landlord and the Architect the written objections, questions or comments of Tenant with regard to the expectation that the same will be completed within the week of such approval. Any failure by Landlord to notify Tenant of its approval or disapproval within such five (5) business day period shall be deemed to be Landlord's approval thereof. If Landlord disapproves the proposed schematic drawings, this process shall be repeated until Landlord's approval is obtainedapplicable Schematic Drawings; provided, however, that Tenant may not disapprove any matter that is consistent with the applicable Space Plans without submitting a Change Request. Landlord shall only make cause the applicable Schematic Drawings to be revised to address such changes written comments and shall resubmit said drawings to Tenant for approval within 5 days thereafter. Such process shall continue until Landlord and Tenant have approved the proposed schematic drawings which address the reasons Landlord specified for its disapproval of the proposed schematic drawingsapplicable Schematic Drawings. The approved schematic drawings are hereinafter referred failure (other than as a result of Landlord’s failure to as (i) deliver the "Final Schematic DrawingsDrawings within the time period provided above or (ii) timely respond to Tenant) to complete the Schematic Drawings for the Tenant Improvements in compliance with the Schedule shall constitute a Tenant Delay. Any disputes regarding the applicable Schematic Drawings shall be resolved in accordance with Section 2(f) hereof. Provided that the design reflected in the Schematic Drawings is consistent with the applicable Space Plans, Tenant shall approve such Schematic Drawings submitted by Architect, unless Tenant submits a Change Request."
