Remedy If Lessor Denies Assignment. If Xxxxxx refuses to consent to an assignment, Xxxxxx’s sole remedy shall be the right to bring a declaratory judgment action to determine whether Xxxxxx was entitled to refuse such assignment under the terms of this Lease.
