PAYMENT OF LANDLORD'S COUNSEL FEES AND OTHER COSTS, INTEREST. Tenant shall pay the Landlord as additional rent upon demand Landlord's reasonable counsel fees incurred by Landlord in connection with the prosecution or defense of any proceedings instituted by reason of default of Tenant, together with interest at the rate of two percent (2%) per month from the date of payment by Landlord until paid by Tenant, this covenant to survive the expiration or sooner termination of this Lease.
