Common use of Partial Month Clause in Contracts

Partial Month. If the Rent Commencement Date occurs on a day other than the first day of a month, rent from such day until the first day of the following month shall be prorated based upon the number of days in such month and shall be payable, in arrears, on the first day of the first full calendar month following the Rent Commencement Date (and, in such event, the installment of rent paid at execution hereof shall be applied to the rent due for the first full calendar month following the Rent Commencement Date).

Partial Month. If the Rent Commencement Date occurs on or a day Subsequent Rent Commencement Date is other than the first day of a month, rent Rent (defined in Article 50.12), including, without limitation, Base Rent, due from such day date until the first day of the following month shall be prorated based upon the number of days in such month and shall be payable, in arrears, payable on the first day of the first full calendar month following the Rent Commencement Date (and, in such event, or the installment of rent paid at execution hereof shall be applied to the rent due for the first full calendar month following the Subsequent Rent Commencement Date), as applicable.
