Liens of Tenant. If because of any act or omission of Tenant, any mechanic's lien or other lien, charge or order for the payment of money shall be filed against any portion of the Leased Premises, Tenant shall, at its own cost and expense, cause the same to be discharged of record or bonded within ninety (90) days after written notice from Landlord to Tenant of the filing thereof unless Tenant shall contest the validity of such liens by appropriate proceedings in good faith and with due diligence.

Liens of Tenant. If, because of any act or omission of TENANT, any mechanic's lien or other lien, charge, or order for the payment of money is filed against any portion of the Premises, TENANT shall, at its expense, cause the lien or liens to be discharged of record or bonded-off within thirty (30) days after it receives written notice from LANDLORD of their filing. If TENANT contests the validity of the lien(s), TENANT shall provide a bond issued by a surety which is acceptable to LANDLORD which shall indemnify and hold LANDLORD harmless against and from all costs, liabilities, suits, penalties, claims and demands arising from said liens.

If Tenant shall fail to cause such lien to be discharged of record or bonded faith in the aforesaid 90-day period (unless Tenant shall contest the validity of such lien as aforesaid) or satisfy such lien within 30 days after any judgment in favor of such lien holder from which no further appeal might be taken, then Landlord shall have the right to cause the same to be discharged. All amounts paid by Landlord to cause such lien to be discharged shall constitute additional rent payable to Landlord.
