Common use of LESSOR INSURANCE Clause in Contracts

LESSOR INSURANCE. Lessor will obtain and keep in force a policy or policies of insurance in the name of Lessor, with loss payable to Lessor insuring loss or damage to the Property, Premises and any Lessor-owned improvements located therein. Lessee-owned or installed improvements, alterations, utility installations, trade fixtures, and personal property will all be insured by L▇▇▇▇▇ as provided in Section 6.5. If the coverage is available and commercially appropriate, the policy or policies must insure against all risks of direct physical loss or damage, including coverage for debris removal and the enforcement of any applicable requirements for the upgrading, demolition, reconstruction, or replacement of any portion of the Property as the result of a covered loss.
