Common use of Length of Term Clause in Contracts

Length of Term. The term of this Lease shall be for a period of ten (10) years plus the partial calendar month, if any, occurring after the Commencement Date (as hereinafter defined) if the Commencement Date occurs other than on the first day of a calendar month.

Notwithstanding the foregoing, Tenant shall be bound by all of the provisions of this Lease, from the date of the first occupancy of the Leased Premises by Tenant or its agents for any purpose prior to the Commencement Date.

Length of Term. The initial term of this Lease shall be for a period of ten (10) years and eight (8) months plus the partial calendar month, if any, occurring after the Commencement Date (as hereinafter defined) if the Commencement Date occurs other than on the first day of a calendar month.
