LANDLORD'S SIGNAGE PROGRAM. Tenant shall abide by the terms of Landlord’s signage program attached hereto as Exhibit C and incorporated herein as the same may be changed from time to time at Landlord’s sole discretion. Upon vacation of the Premises or the removal or alteration of its sign for any reason, Tenant shall be responsible, at its sole cost, for the repair, painting and/or replacement of the structure to which signs are attached to its original condition. If Tenant fails to perform such work, Landlord may cause the same to be performed, and the cost thereof shall be Additional Rent immediately due and payable upon rendition of a bill therefor.

LANDLORD'S SIGNAGE PROGRAM. Tenant shall abide by the terms of Landlord's signage program attached hereto as EXHIBIT "D" and incorporated herein as the same may be changed from time to time at Landlord's reasonable discretion. Following Tenant's proper installation of its sign in accordance with EXHIBIT "D" attached hereto, if Landlord requires Tenant to change its sign due to changes Landlord makes to the sign criteria, and such changes are not in any manner resulting from governmental laws, rules or regulations, Landlord shall be responsible for any reasonable costs incurred by Tenant necessary to comply with Landlord's changes in the signage criteria. Upon vacation of the Premises or the removal or alteration of its sign for any reason, Tenant shall be responsible, at its sole cost, for the repair, painting and/or replacement of the structure to which signs are attached to its original condition. Tenant shall have the right to install a sign on the building identifying Tenant by its name and/or logo, provided that such sign shall be subject to Landlord's approval in accordance with Section 9.2, below. Upon vacation of the Premises or the removal or alteration of its sign for any reason, Tenant shall be responsible, at its sole cost, for the removal of its sign and the repair, painting and/or replacement of the structure to which signs are attached to its original condition. If Tenant fails to perform such work, Landlord may cause the same to be performed, and the cost thereof shall be Additional Rent immediately due and payable upon rendition of a ▇▇▇▇ therefor.

If Tenant fails to perform such work, Landlord may cause the same to be performed, and the cost thereof shall be Rent immediately due and payable by Tenant to Landlord upon delivery of a ▇▇▇▇ therefor. Attached hereto as EXHIBIT D-2 is a rendering showing Tenant's proposed signage (location, size, configuration, content) which Landlord hereby approves. Tenant's corporate colors and logo are hereby approved by Landlord.
