LANDLORD’S RIGHT TO PERFORM TENANT’S DUTIES. If Tenant fails timely to perform any of its duties under this Lease, Landlord shall have the right (but not the obligation), to perform such duty on behalf and at the expense of Tenant without prior notice to Tenant, and all sums expended or expenses incurred by Landlord in performing such duty shall be deemed to be additional Rent under this Lease and shall be due and payable upon demand by Landlord.

LANDLORD’S RIGHT TO PERFORM TENANT’S DUTIES. If Tenant fails timely to perform any of its duties under this LeaseLease or the Workletter, Landlord shall have the right (but not the obligation), to perform such duty on behalf and at the expense of Tenant without prior notice to Tenant, and all sums expended or expenses incurred by Landlord in performing such duty shall be deemed to be additional Rent under this Lease and shall be due and payable upon demand by Landlord.

LANDLORD’S RIGHT TO PERFORM TENANT’S DUTIES. If Tenant fails timely to perform any of its duties under this Lease, Landlord shall have the right (but not the obligation), after the expiration of any grace period specifically provided by this Lease, to perform such duty on behalf and at the expense of Tenant without prior further notice to Tenant, and all sums expended or expenses incurred by Landlord in performing such duty shall be deemed to be additional Rent under this Lease and shall be due and payable to Landlord upon demand by Landlord.

LANDLORD’S RIGHT TO PERFORM TENANT’S DUTIES. If Tenant fails is in Default for the failure to timely to perform any of its duties under this Lease, then Landlord shall have the right (but not the obligation), to perform cure such duty Default on behalf and at the expense of Tenant without following no fewer than three (3) business days prior notice to Tenant, and all sums reasonably expended or expenses reasonably incurred by Landlord in performing such duty shall be deemed to be additional Rent under this Lease and shall be due and payable upon demand by Landlord.

LANDLORD’S RIGHT TO PERFORM TENANT’S DUTIES. If Tenant fails timely to perform any of its duties under this LeaseLease or the Work Letter, Landlord shall have the right (but not the obligation), to perform such duty on behalf and at the expense of Tenant without prior notice to Tenant, and all sums expended or expenses incurred by Landlord in performing such duty shall be deemed to be additional Rent under this Lease and shall be due and payable upon demand by Landlord.

LANDLORD’S RIGHT TO PERFORM TENANT’S DUTIES. If Tenant fails timely to perform any of its duties under this LeaseLease or the Workletter beyond any applicable notice and cure periods, Landlord shall have the right (but not the obligation), to perform such duty on behalf and at the expense of Tenant without prior notice to Tenant, and all sums expended or expenses incurred by Landlord in performing such duty shall be deemed to be additional Rent under this Lease and shall be due and payable upon demand by Landlord.

LANDLORD’S RIGHT TO PERFORM TENANT’S DUTIES. If Tenant fails timely to perform any of its duties under this LeaseLease and such failure continues beyond any applicable notice and cure period (except that no notice or cur period shall be required in case of emergency), Landlord shall have the right (but not the obligation), to perform such duty on behalf and at the expense of Tenant without prior notice to Tenant, and all sums expended or expenses incurred by Landlord in performing such duty shall be deemed to be additional Rent under this Lease and shall be due and payable upon demand by Landlord.

LANDLORD’S RIGHT TO PERFORM TENANT’S DUTIES. If a Default of Tenant fails timely exists due to Tenant’s failure to perform any of its duties under this LeaseLease or the Workletter, Landlord shall have the right (but not the obligation), to perform such duty on behalf and at the expense of Tenant without prior further notice to Tenant, Tenant and all sums expended or expenses incurred by Landlord in performing such duty shall be deemed to be additional Rent under this Lease and shall be due and payable upon demand by Landlord.

LANDLORD’S RIGHT TO PERFORM TENANT’S DUTIES. ​ If Tenant fails timely to perform any of its duties under this Lease, Landlord shall have the right (but not the obligation), to perform such duty on behalf and at the expense of Tenant without prior notice to Tenant, and all sums expended or expenses incurred by Landlord in performing such duty shall be deemed to be additional Rent under this Lease and shall be due and payable upon demand by Landlord.. ​

LANDLORD’S RIGHT TO PERFORM TENANT’S DUTIES. If Tenant fails timely to perform any of its duties under this LeaseLease beyond any applicable notice and cure periods, Landlord shall have the right (but not the obligation), to perform such duty on behalf and at the actual and out of pocket expense of Tenant without prior notice to Tenant, and all sums expended or expenses incurred by Landlord in performing such duty shall be deemed to be additional Rent under this Lease and shall be due and payable upon within ten (10) days after demand by Landlord.

LANDLORD’S RIGHT TO PERFORM TENANT’S DUTIES. If a Default of Tenant fails timely exists due to Tenant’s failure to perform any of its duties under this Lease, Landlord shall have the right (but not the obligation), to perform such duty on behalf and at the expense of Tenant without prior further notice to Tenant, Tenant and all sums expended or expenses incurred by Landlord in performing such duty shall be deemed to be additional Rent under this Lease and shall be due and payable upon demand by Landlord.

LANDLORD’S RIGHT TO PERFORM TENANT’S DUTIES. If Tenant fails timely to perform any of its duties under this LeaseLease or the Work Letter after notice and expiration of applicable cure period (except in the case of an emergency), Landlord shall have the right (but not the obligation), to perform such duty on behalf and at the expense of Tenant without prior further notice to Tenant, and all sums expended or expenses incurred by Landlord in performing such duty shall be deemed to be additional Rent under this Lease and shall be due and payable upon demand by Landlord.

LANDLORD’S RIGHT TO PERFORM TENANT’S DUTIES. If Tenant fails timely to perform any of its duties a Default occurs under this LeaseLease or the Workletter, Landlord shall have the right (but not the obligation), to perform such duty on behalf and at the expense of Tenant without prior notice to Tenant, and all sums expended or expenses incurred by Landlord in performing such duty shall be deemed to be additional Rent under this Lease and shall be due and payable upon demand by Landlord.

LANDLORD’S RIGHT TO PERFORM TENANT’S DUTIES. If Tenant fails timely to perform any of its duties under this LeaseLease or the Workletter, Landlord shall have the right (but not the obligation), to perform such duty on behalf and at the expense of Tenant without prior notice to Tenanttenant, and all sums expended or expenses incurred by Landlord in performing such duty shall be deemed to be additional Rent under this Lease and shall be due and payable upon demand by Landlord.

If Tenant fails timely to perform any of its duties under this Lease, Landlord shall have the right (but not the obligation), to perform such duty on behalf and at the expense of Tenant without upon reasonable prior notice to Tenant, except in the event of an emergency, and all sums expended or expenses incurred by Landlord in performing such duty shall be deemed to be additional Rent under this Lease and shall be due and payable upon demand by Landlord.

LANDLORD’S RIGHT TO PERFORM TENANT’S DUTIES. If Tenant fails timely to perform any of its duties under this Lease, Landlord shall have the right (but not the obligation), after the expiration of any grace period expressly provided in this Lease, to perform such duty on behalf of and at the expense of Tenant without prior notice to Tenant, and all sums expended or expenses incurred by Landlord in performing such duty shall be deemed to be additional Rent Additional Rental under this Lease and shall be due and payable upon demand by Landlord.

LANDLORD’S RIGHT TO PERFORM TENANT’S DUTIES. If Tenant fails timely to perform any of its duties under this LeaseLease or the Workletter with any applicable cure periods, Landlord shall have the right (but not the obligation), to perform such duty on behalf and at the expense of Tenant without prior further notice to Tenant, and all sums expended or expenses incurred by Landlord in performing such duty shall be deemed to be additional Rent under this Lease and shall be due and payable upon demand by Landlord.

LANDLORD’S RIGHT TO PERFORM TENANT’S DUTIES. If Tenant fails timely to perform any of its duties under this Lease within the notice and cure period (if any) specified in this Lease, Landlord shall have the right (but not the obligation), to perform such duty on behalf and at the expense of Tenant without with at least ten (10) business days’ prior notice to Tenant, and all sums expended or expenses incurred by Landlord in performing such duty shall be deemed to be additional Rent under this Lease and shall be due and payable upon demand by Landlord.

LANDLORD’S RIGHT TO PERFORM TENANT’S DUTIES. If Tenant fails timely to perform any of its duties under this Lease, Landlord shall have the right (but not the obligation), to perform such duty on behalf and an at the expense of Tenant without prior notice to Tenant, and all sums expended or expenses incurred by Landlord in i performing such duty shall be deemed to be additional Rent under this Lease and shall be due and payable upon demand by Landlord.

If Tenant fails timely to perform any of its duties under this LeaseLease beyond applicable notice and cure periods, if any, Landlord shall have the right (but not the obligation), to perform such duty on behalf and at the expense of Tenant without prior notice to Tenant, and all sums expended or expenses incurred by Landlord in performing such duty shall be deemed to be additional Rent under this Lease and shall be due and payable upon demand by Landlord.

LANDLORD’S RIGHT TO PERFORM TENANT’S DUTIES. If Tenant fails timely to perform any of its duties under this LeaseLease or the Workletter, Landlord shall have the right (but not the obligation), to perform such duty on behalf and at the expense of Tenant without with prior notice to Tenant, and all sums expended or expenses incurred by Landlord in performing such duty shall be deemed to be additional Rent under this Lease and shall be due and payable upon demand by Landlord.

LANDLORD’S RIGHT TO PERFORM TENANT’S DUTIES. If Tenant fails timely to perform any of its duties under this LeaseLease or the Workletter, and such failure continues following notice and the applicable cure period specified in Section 11.01(ii), Landlord shall have the right (but not the obligation), to perform such duty on behalf and at the expense of Tenant without prior notice to Tenant, and all reasonable and actual sums expended or expenses incurred by Landlord in performing such duty shall be deemed to be additional Rent under this Lease and shall be due and payable upon demand by Landlord.

LANDLORD’S RIGHT TO PERFORM TENANT’S DUTIES. If Tenant fails timely to perform any of its duties under this LeaseLease beyond applicable notice and cure periods, Landlord shall have the right (but not the obligation), to perform such duty on behalf and at the expense of Tenant without prior notice to Tenant, and all sums expended or expenses incurred by Landlord in performing such duty shall be deemed to be additional Rent under this Lease and shall be due and payable upon demand by Landlord.

LANDLORD’S RIGHT TO PERFORM TENANT’S DUTIES. If Tenant fails timely to perform any of its duties under this LeaseLease or Exhibit B, Landlord shall have the right (but not the obligation), to perform such duty on behalf and at the reasonable expense of Tenant without upon prior notice to Tenant, and all reasonable sums expended or reasonable expenses incurred by Landlord in performing such duty shall be deemed to be additional Rent under this Lease and shall be due and payable upon within thirty (30) days of demand by Landlord.
