Common use of LANDLORD MAY CURE DEFAULTS Clause in Contracts

LANDLORD MAY CURE DEFAULTS. 7.01 If Tenant shall default in performing any covenant or condition of this Lease after notice and the expiration of any applicable cure periods, Landlord may perform the same for the account of Tenant, and if Landlord, in connection therewith, or in connection with any default by Tenant, makes any expenditures or incurs any obligations for the payment of money, including but not limited to reasonable attorney’s fees, such sums so paid or obligations incurred shall be deemed to be Additional Rent hereunder, and shall be paid by Tenant to Landlord within five (5) days of rendition of any xxxx or statement therefor, and if Tenant’s lease term shall have expired at the time of the making of such expenditures or incurring of such obligations, such sums shall be recoverable by Landlord as damages.
