Common use of Initial Base Rent Clause in Contracts

Initial Base Rent. Tenant shall pay to Landlord as initial Base Rent for the Premises, commencing upon the Commencement Date, an amount equal to the Monthly Base Rent Amount in equal monthly installments, subject to the rental adjustments provided in this Section 5.2 ("Base Rent"), each in advance on, or before, the first day of each and every calendar month during the Term; provided that Base Rent shall be abated until November 30, 2018 (the "Base Rent Abatement Period"). In the event that the Commencement Date occurs on a day other than the first day of a calendar month, then monthly Base Rent payable on or before the first day of the first month of the Base Rent Abatement Period shall be a prorated amount based on the actual number of days in such calendar month, based on a 360 day year, following the expiration of the Base Rent Abatement Period. For purposes of clarity, Tenant shall be responsible for all other Rent due pursuant to the terms of this Lease during the Base Rent Abatement Period.
