Improvement Proposal. Concessionaire shall redesign each existing Unit of Premises as described in the conceptual improvement plan attached hereto as Exhibit W (the "Initial Improvements Plan"), as further refined and approved by City. Concessionaire will follow applicable portions of the Design Guidelines. Such Design Guidelines cover lighting, finishes, fixtures, storefronts, mechanical, electrical, plumbing and fire protection design.
