Common use of Final Working Drawings Clause in Contracts

Final Working Drawings. After the Final Space Plan has been approved, working drawings for the Tenant Improvements shall be prepared by the Architect and the Engineers and approved in accordance with Schedule 1 to this Work Letter. Tenant shall supply the Engineers with a complete listing of standard and non-standard equipment and specifications, including, without limitation, B.T.U. calculations, electrical requirements and special electrical receptacle requirements for the Premises, to enable the Engineers and the Architect to complete the “Final Working Drawings” (as that term is defined below) in the manner as set forth below. The Architect and the Engineers shall complete the architectural and engineering drawings for the Premises, and Architect shall compile a fully coordinated set of architectural, structural, mechanical, electrical and plumbing working drawings in a form which is complete to allow subcontractors to bid on the work and to obtain all applicable permits (collectively, the “Final Working Drawings”), which shall be approved as provided in such Schedule. Tenant shall supply Landlord with four (4) copies signed by Tenant of such Final Working Drawings. In addition, promptly after the Substantial Completion of the Tenant Improvements, Tenant shall cause the Architect to prepare and deliver to Landlord and Tenant “as built” plans and specifications (including all working drawings) for the Tenant Improvements.

If Tenant Improvementsis so advised, Tenant shall cause immediately revise the Architect to prepare Final Working Drawings in accordance with such review and deliver to any disapproval of Landlord and Tenant “as built” plans and specifications (including all working drawings) for the Tenant Improvementsin connection therewith.

If Lessee is so advised, Lessee shall immediately revise the Final Working Drawings in accordance with such review and any disapproval of Lessor in connection therewith.

The Upon the approval of the Plan by Landlord and Tenant, Tenant shall promptly cause the Architect and the Engineers shall to complete the architectural and engineering drawings for the Building and Premises, and Architect shall compile a fully coordinated set of architectural, structural, mechanical, electrical and plumbing working drawings in conformance with the approved Plan and in a form which is complete to allow contractors and subcontractors to bid on the work and to obtain all applicable permits (collectively, the “"Final Working Drawings”"), which together with a proposed time schedule for commencement, progress and completion of Tenant's Work, and shall be approved as provided in such Schedulesubmit the same to Landlord for Landlord's approval. Tenant shall supply Landlord with four (4) copies signed by Tenant of such Final Working Drawings. In addition, promptly after the Substantial Completion Drawings and one (1) copy of the time schedule. Landlord shall advise Tenant Improvements, Tenant shall cause the Architect to prepare and deliver to Landlord and Tenant “as built” plans and specifications (including all working drawings) for the Tenant Improvements.within

After Upon the approval of the Final Space Plan has been approvedby Landlord, working drawings for but in no event later than the date set forth in Schedule 2, Tenant Improvements shall be prepared by promptly cause the Architect and the Engineers and approved in accordance with Schedule 1 to this Work Letter. Tenant shall supply the Engineers with a complete listing of standard and non-standard equipment and specifications, including, without limitation, B.T.U. calculations, electrical requirements and special electrical receptacle requirements for the Premises, to enable the Engineers and the Architect to complete the “Final Working Drawings” (as that term is defined below) in the manner as set forth below. The Final Working Drawings shall be approved as provided in such Scheduleaccompanied by a certification by the Engineers that the connected electrical load for the Premises does not exceed 11 ▇▇▇▇▇ per Usable Square Foot and that based upon Tenant's proposed use of the Premises the design criteria established for the Landlord installed rooftop packaged electric cooling, gas heating units will not be exceeded. Tenant The Final Working Drawings shall supply be sealed by the Architect or a certified registered engineer. Landlord with four shall, within five (45) copies signed by Tenant of such business days after Landlord receives the Final Working Drawings, either (i) approve the Final Working Drawings, (ii) approve the Final Working Drawings subject to specified conditions to be satisfied by Tenant prior to submitting the Approved Working Drawings for permits as set forth in Section 3.4, below. In addition, promptly after the Substantial Completion of the Tenant Improvements, Tenant shall cause the Architect to prepare provide Landlord with a sufficient number of sets of the Approved Working Drawings as that term is defined in Section 3.4, as may be required for distribution to the Contractor and deliver to Landlord and Tenant “as built” plans and specifications (including all working drawings) subcontractors for construction of the Tenant Improvements.
