Duties and Prohibited Conduct. Notwithstanding anything to the contrary in this Lease, Tenant shall not commit any act that will increase the then-existing rate of insurance on the Building without Landlord's prior written consent. Tenant shall promptly pay upon demand the amount of any increase in insurance rates caused by the Permitted Uses or by any act or acts of Tenant or its employees, agents or representatives. Tenant shall not commit or allow to be committed any waste upon the Premises, or any public or private nuisance or other act which disturbs the quiet enjoyment of any other tenant of the Property or which is unlawful. Tenant shall not, without the written consent of Landlord, use any apparatus, machinery or device in or about the Premises, or act in any way, which will cause any substantial noise, or any vibration, fumes, or releases of Hazardous Substances into the surrounding environment. If any of Tenant's office machines, equipment or activities should disturb the quiet enjoyment of any other tenant in the Building, cause any substantial noise, or cause any vibration, fumes or releases of Hazardous Substances, then Tenant, at Tenant's sole expense, shall provide adequate insulation or take such other action as may be necessary to eliminate such disturbance, noise, vibration, fumes or releases. Tenant, at Tenant's expense, shall comply with all laws, rules, regulations, orders, ordinances and permits relating to the Premises, or its use or occupancy of the Premises, and shall observe such rules and regulations as may be adopted by Landlord and made available to Tenant from time to time. This Lease shall be subject to all applicable zoning ordinances and to all municipal, county, state and federal laws and regulations governing or regulating the use of the Premises.

Duties and Prohibited Conduct. Notwithstanding anything At Tenant's sole expense, Tenant shall procure, maintain and hold available for Landlord's inspection any governmental license or permit required for the proper and lawful conduct of Tenant's business. Tenant shall not use, or permit any person or persons to use, the contrary Premises for the sale or display of pornography, drug-oriented paraphernalia, nudity, graphic violence or any goods and/or services which, in the sole discretion of Landlord, are inconsistent with the image of a community or family-oriented retail project. Tenant shall not use or suffer or permit any person or persons to use the Premises or any part thereof as a massage parlor, adult bookstore or second-hand store or to conduct an auction, distress, fire, bankruptcy or going-out-of business sale. Tenant shall not use the Premises for any use or purpose in violation of the laws of the United States of America, or the laws, ordinances, regulations and requirements of the State, County and City where the Property is situated, or of other lawful authorities. Tenant shall keep the Premises, and every part thereof, in a clean and wholesome condition, free from any objectionable noises, odors or nuisances, and shall comply with all health and police regulations in all respects. Tenant agrees that all trash and rubbish of Tenant shall be deposited only within receptacles provided by Landlord or those receptacles provided by Tenant and located in the areas designated by Landlord. If Tenant's permitted use includes the sale of and/or preparation of food: (a) Tenant shall at all times maintain a health department rating of "A" (or such other highest health department or similar rating as is available); and (b) in connection with Tenant's obligations under this Lease, Tenant shall not commit be responsible for any act that will increase the then-existing rate and all matters related to Tenant's grease trap(s) including without limitation contracting with a qualified service company for routine cleaning and maintenance of insurance on the Building without Landlord's prior written consentany trap(s) and/or grease lines which serve Tenant. Tenant shall promptly pay upon demand the amount provide Landlord with a copy of any increase in insurance rates caused by contract required hereunder within ten (10) days after the Permitted Uses or by Commencement Date, and shall provide a copy of any act or acts of Tenant or its employees, agents or representativessubsequent contracts within ten (10) days after their execution. If any of Tenant's office machines, equipment or activities should disturb the quiet enjoyment of any other tenant in the Building, cause any substantial noise, or cause any vibration, fumes or releases of Hazardous Substances, then Tenant, at TenantLandlord's sole expense, discretion. Any aerial or antenna so installed without such written consent shall provide adequate insulation or take such other action as may be necessary subject to eliminate such disturbance, noise, vibration, fumes or releases. Duties and Prohibited Conduct. Notwithstanding anything The uses permitted and the facilities and services provided under this Lease for the Premises are to serve the general public. Lessee shall operate and manage the services and facilities which it offers to the contrary public in a competent and efficient manner at least comparable, in the opinion of the Director of Airports, to other Airport operations of similar type. The car rental concession must be open a minimum of 360 days each year unless the Director of Airports has provided prior written approval for the closure of the car rental facility for additional days. The Director of Airports, in light of changing conditions and demands shall have final approval of the hours of service. In establishing said hours, the Director of Airports will set the hours to meet objectives of customer service, flight schedules, and profitability. The initial minimum hours of operation for the car rental concession will be eight (8) hours daily. These hours may be changed by obtaining prior written permission from the Director of Airports. Where Lessee is reasonably in doubt as to the propriety of any particular use, Lessee may request the written determination of the Director of Airports that such use is or is not permitted, and Lessee will not be in breach or default under this Lease if Lessee abides by such determination. Notwithstanding the foregoing, however, Lessee shall not use nor permit the use of the Premises in any manner that will tend to create waste or a nuisance. Lessee shall not use, or permit any person or persons to use, the Premises for the sale or display of any goods and/or services, which, in the sole discretion of the Director of Airports, are inconsistent with the permitted uses of the Premises pursuant to this Lease, Tenant .
