DELIVERY OF THE DEED AND POWER OF ATTORNEY. 7.1 At the closing of title, Sponsor shall deliver to Purchaser a bargain and sale deed with covenants against grantor’s acts conveying title to the Unit to Purchaser. The deed shall be prepared by Sponsor in substantially the form set forth in Part II of the Plan and shall be executed and acknowledged by Sponsor in form for recording. Purchaser shall pay all New York State and New York City real property transfer taxes, and Sponsor and Purchaser shall duly execute a New York City Real Property Transfer Tax return and any other forms then required by law, all of which shall be prepared by Sponsor.
