Common use of Deliveries and Removals Clause in Contracts

Deliveries and Removals. Furniture, freight and other large or heavy articles, and all other deliveries may be brought into the Property only at times and in the manner designated by Landlord, and always at the Tenant’s sole responsibility and risk. Landlord may inspect items brought into the Property or Premises with respect to weight or dangerous nature or compliance with this Lease or Laws. For security purposes, Landlord may (but shall have no obligation to) require that all furniture, equipment, cartons and other articles removed from the Premises or the Property first be listed in a removal authorization signed by a Tenant representative and delivered to Landlord. Tenant shall not take or permit to be taken in or out of other entrances or elevators of the Property any item normally taken, or which Landlord otherwise reasonably requires to be taken, in or out through service doors or on freight elevators. Landlord may impose reasonable requirements for the use of freight elevators and loading areas, and reserves the right to alter schedules, if necessary, without notice (but freight elevators and loading areas will normally be available for use on a first come-first served basis, and shall not require extra charges for standard use). Any hand-carts shall have rubber wheels and sideguards, and no other material-handling equipment may be used without Landlord’s prior written approval, not to be unreasonably withheld.

FurnitureIf Tenant is utilizing the Building’s freight elevator, as compared to Tenant’s Exclusive Freight Elevator, furniture, freight and other large or heavy articles, and all other deliveries may be brought into the Property Building only at times and in the manner designated by Landlord, and always at the Tenant’s sole responsibility and risk. Landlord may inspect items brought into the Property Building or the Premises with respect to weight or dangerous nature or compliance with this Lease or Lawslaws. For security purposes, Landlord may (but shall have no obligation to) require that all furniture, equipment, cartons and other articles removed from the Premises or the Property Building be listed and a removal permit therefor first be listed in a removal authorization signed by a Tenant representative and delivered to obtained from Landlord. Tenant shall not take or permit to be taken in or out of other entrances or elevators of the Property Building, any item normally taken, or which Landlord otherwise reasonably requires to be taken, in or out through service doors or on freight elevators. Landlord may impose reasonable out-of-pocket charges and reasonable requirements for the use of freight elevators (other than the Exclusive Freight Elevator, which is governed by the terms of the Lease) and loading areas, and reserves the right to alter schedules, if necessary, schedules without notice (but freight elevators and loading areas will normally be available for use on a first come-first served basis, and shall not require extra charges for standard use)notice. Any hand-hand carts used at the Building shall have rubber wheels and sideguards, and no other material-material handling equipment may be used brought inside the Building without Landlord’s prior written approval, not to be unreasonably withheld. All construction contractors entering the Building or the Premises must complete Landlord’s so-called “Contractors Building Access Authorization Form”.
