CONVEYANCE OF THE APARTMENT. 10.1 The Promoter, on receipt of Total Price of the Apartment, together with interest (if any) and all other Dues and deposits etc., from the Allottee, shall execute a conveyance deed and convey the title of the Apartment, together with proportionate indivisible share in the Common Areas to the Allottee, within 3 (three) months from the date of issue of the completion certificate/partial completion certificate. The Allottee will be required to pay the entire stamp duty, registration charges and other taxes and charges as may be levied by the government or other authority from time to time and as applicable at the time of registration, as well as other related charges, as may be determined by the Promoter, in addition to all prior deposits /payments made by the Allottee(s). Such amount shall be deposited by the Allottee(s) within the period to be specified by the Promoter. However, in case the Allottee fails to deposit the stamp duty and/or registration charges and all other incidental and legal expenses, Dues etc. so demanded within the period mentioned in the notice, the Allottee authorizes the Promoter to withhold, registration of the conveyance deed and/or transfer of physical possession of the Apartment, in his/her favour till full and final settlement of all Dues and stamp duty and registration charges to the Promoter is made by the Allottee. Further, the Allottee hereby agrees and undertakes to indemnify the Promoter for any losses or claims arising from non-payment of such charges by the Allottee as specified hereinabove or failure by the Allottee to execute and/or register the conveyance deed.

The Allottee shall be solely responsible and liable for compliance of the provisions of Indian Stamp Act, 1899, including any actions taken or deficiencies/ penalties imposed by the competent authority(ies).

CONVEYANCE OF THE APARTMENT. 10.1 The Promoter, on receipt from the Allottee, as per the terms of this Agreement, of the Total Price of the Apartment, together with interest (if any) the Additional Costs and Deposits and all other Dues dues and deposits etc.liabilities not limited to maintenance charges due till such date, from fees, penalties and other charges as determined by the Promoter/ association of allottees/ competent authority(ies), as the case may be, as well as any other incidental charges or dues required to be paid for due execution and registration of the conveyance deed under the Agreement and upon execution of the Documents of Assurances by the Allottee, shall along with the Owner, execute a conveyance deed and convey the title in favour of Allottee preferably within three (03) months, but not later than six (06) months, from handing over of the Apartment, together with proportionate indivisible share in possession of the Common Areas Apartment to the Allottee, within 3 (three) months from the date of issue of the completion certificate/partial completion certificate. The Allottee will be required to pay the entire stamp duty, registration charges and other taxes and charges as may be levied by the government or other authority from time to time and as applicable at the time of registration, as well as other related charges, as may be determined by the Promoter, in addition to all prior deposits /payments made by the Allottee(s). Such amount shall be deposited by the Allottee(s) within the period to be specified by the Promoter. However, in case case, the Allottee fails to deposit the stamp duty and/or registration charges and all and/or other incidental and legal expenses, Dues etc. so demanded ancillary charges within the period mentioned in the notice, the Allottee authorizes the Promoter to withhold, withhold registration of the conveyance deed and/or transfer in its favour till such stamp duty, registration charges, other ancillary charges are paid by the Allottee to the Promoter. The Promoter shall notify the date(s) for the purpose of physical possession execution and registration of the Apartment, conveyance deed in his/her favour till full and final settlement of all Dues and stamp duty and registration charges to the Promoter is made by the Allottee. Further, the The Allottee hereby agrees and undertakes to indemnify make itself available and present before the Promoter competent registering authority for the said purpose on the date(s) communicated to him. In the event that the execution of the conveyance deed is delayed for any losses or claims arising from non-payment of such charges by reason whatsoever, the Allottee as specified hereinabove or failure by shall alone be responsible for any damage to the Allottee stamp papers and be liable to execute and/or register pay any increase in stamp duty, registration charges and other like charges before the execution of the conveyance deed. In case the Allottee has taken any loan from any bank/ financial institution for the Apartment, the original transfer documents including the conveyance deed shall be directly handed over by the Promoter to the lending institution, if so required by them.
