Consultation During Project Development. Schedule and attend regular meetings with the Architect/Engineer during the development of conceptual and preliminary design to advise on site use and improvements, selection of materials, building systems and equipment. Provide recommendations on construction feasibility, availability of materials and labor, time requirements for installation and construction, and factors related to cost, including costs of alternative designs or materials, preliminary budgets and possible economies.

Should Pre-Construction services be required, Owner shall pay Contractor a Pre-Construction Phase Fee for the Pre-Construction services, as negotiated and authorized per project-specific Job Order.

The CM/GC shall attend regularly scheduled meetings with the Project Designer and consultants during the design phases established by the contract between the CITY and the Project Designer, to advise them on matters relating to site use, improvements, selection of materials, building methods, construction details, building systems and equipment, phasing and sequencing. The CM/GC shall provide written recommendations on construction feasibility, actions designed to minimize adverse effects of labor or material shortages; time requirements for procurement, installation and construction completion; and factors related to construction, sequence of construction, construction duration, the means and methods of construction, construction cost including estimates of alternative designs or materials, preliminary budgets and possible economies of scale. The estimates of construction costs shall not include sums due the Project Designer, the costs of land, rights of way, financing or other costs that are the responsibility of the CITY, unless otherwise directed by the CITY.
Consultation During Project Development. The CM work together with the Design Professional to leverage the CM’s knowledge and expertise from the beginning of the design process. Meetings shall occur at the earliest stage of design to review the proposed design concept(s) with the goal of producing a design that maximizes the number of beds and building efficiencies, meets the program requirements and is cost effective. The CM shall attend regularly scheduled meetings with the Project Designers and consultants during the Design Phases established by the contract between the OWNER and the Project Designer, to advise them on matters relating to site use, value engineering, selection of materials, building methods, construction details, building systems and equipment, phasing, coordination, sequencing, scheduling, cost and constructability.

Project design shall be consistent with Owner's requirements identified in Exhibit B as well as federal, state or local regulations, including but not --------- limited to the Americans with Disabilities Act, the Texas Accessibility Standards and environmental laws including the requirements of the DFW Freeport Business Park, its Architectural Control Committee. The Project as designed must meet all applicable laws, ordinances and codes, the structure and foundation must be adequate to meet the established floor loads, soil conditions and the usual design wind loads, roof loads and other criteria utilized in the locale of the Project, and the electrical, mechanical and other systems must be adequate to meet all Preliminary Building Plans. The design, including without limitation design aesthetics, floor plans and sizing, and placement of any applicable manufacturing, packaging and storage equipment, facilities and assemblies, and utilities related thereto, shall be in accordance with the Preliminary Building Plans and submitted to Owner for its prior approval.
