Construction Phasing. The Construction Manager develops a construction phasing plan to facilitate construction progress and ensure maintenance of traffic. This includes identification of critical parcel acquisition and utility relocations.

Construction Phasing. Due to the narrow streets, small lot configuration, topography, traffic circulation, weather, construction parking and material staging problems, projects in the Historic District and other areas of the City may be required to be phased if more than one project is under construction in close enough proximity to create public safety or nuisance problems. In cases where phasing is deemed necessary by the City Engineer or his designee, the first project to receive a building permit shall have priority, however, the Building Official shall have the authority to phase projects as necessary to assure efficient, timely and safe construction.
Construction Phasing. At least every 5 years after the Effective Date of this Agreement, the Project Board will determine the size and timingfor constructing the next phase and/or sub-phase of the Project. Any additions, substitutions, assignments, or revisions to the size and timing of construction phases or sub-phases must be approved by the Project Board and reflected in an Amendment to this Agreement.
Construction Phasing. If phased construction is deemed appropriate and the Owner and Design Professional approve, the XXXX will review the design and make recommendations regarding the phased issuance of Construction Documents to facilitate phased construction of the Work, with the objective of reducing the Project Schedule and/or Cost of the Work. The XXXX will take into consideration such factors as natural and practical lines of work severability, sequencing effectiveness, access and availability constraints, total time for completion, construction market conditions, labor and materials availability, and any other factors pertinent to saving time and cost.
Construction Phasing. Due to the scope and complexity of the Project and to ensure that (i) short term construction impacts are effectively mitigated to the extent practicable, and (ii) sufficient utility and other public and private infrastructure either exists or will be constructed to support the occupancy and operation of the Project, the Project (including the Public Parking Facilities, Scrimshaw House Parking Facility, the Daylighting, the Riverwalk, the Waterfront Public Improvements and the other Public Improvements) will likely be constructed in multiple phases and sub-phases as generally described in Exhibit 5.1(b) attached to this Agreement. The parties acknowledge and agree that the phasing described in Exhibit 5.1(b) is tentative and subject to Unavoidable Delays and the ability to obtain financing from commercial lenders and reflects the Company’s judgment as of the Effective Date of this Agreement as to the most efficient and cost effective manner of constructing the Project consistent with the objectives set forth in the preceding sentence, and that the Company may, in consultation with the CDA Project Manager, change the phasing from time to time based on, among other factors, field conditions, materials and labor availability, weather and seasonal conditions, market and economic conditions and availability of financing. Notwithstanding anything in this Agreement to the contrary: (i) the first phase of the Project shall include, at a minimum, the Xxxxxxxxxx Xxxxx 0 Development defined in subsection (f), below; but (ii) the first phase may consist solely of the Guaranteed Phase 1 Development.

Construction Phasing. If phased construction is deemed appropriate and the County and Design Professional approve, the CM will review the design and make recommendations regarding the phased issuance of Construction Documents to facilitate phased construction of the Work, with the objective of reducing the Project Schedule and/or Cost of the Work. The CM will take into consideration such factors as natural and practical lines of work severability, sequencing effectiveness, access and availability constraints, total time for completion, construction market conditions, labor and materials availability, and any other factors pertinent to saving time and cost.
Construction Phasing. The Developer has submitted and the City has approved a construction-phasing plan (“Phasing Plan”), which illustrates the phasing of the Public Improvements and private improvements for the entire Property, including required offsite and on-site public improvements. Said Phasing Plan is attached hereto as Exhibit C and incorporated herein for all purposes (individually “Phase” and collectively “Phases”). The building sequence within each Phase are to be constructed in order. All proposed modifications shall be submitted to the City for review and approval. Upon approval of the Final Plans, approval by applicable Fire Protection District (as set forth in Section 4 above), the payment by Developer of all applicable Fees (as set forth in Section 3 above) and payment by Developer of the Annexation Fees (as set forth in Section 32 below), Developer shall be eligible for issuance of the site development permits, the grading permits, and the “foundation only” permits for the Project Improvements as well as the building permits for the Public Improvements. Regardless of which Phase the on-site underground storm water facilities for the Project fall within, all such underground storm water facilities must be completed prior to any on-site private roadway construction on the Property or the issuance of any building permits; provided however, Developer shall be eligible for issuance of the grading permits, the site development permits, and the “foundation only” permits as well as to commence construction of the off-site Public Improvements before such underground storm water facilities are constructed. Subject to the terms of Section 24 below, within each identifiable Phase of development of the Project, all improvements located on the Property or on the adjacent right-of-way as part of the Public Improvements shall be completed prior to issuance of a certificate of occupancy for such completed Phase as set forth in the Phasing Plan, and subject to the following terms:
