Common use of Construction Phasing Clause in Contracts

Construction Phasing. The Developer shall submit a construction-phasing plan subject to City review and approval, which illustrates the phasing of the public and private improvements for the entire Property prior to approval of the Final Development Plan for the Property. Within each identifiable phase of development, all public improvements shall be completed prior to issuance of the first building permit and all remaining aspects of the Final Plans related to that phase shall be constructed prior to the final certificate of occupancy within such phase. This shall include, but not be limited to street and parking lot paving and striping, landscaping, trash enclosures and related screening, rooftop mechanical screening, and all other requirements of the Final Plans and Arvada Land Development Code (LDC).
