COMPARABLE BUILDINGS. The term "Comparable Buildings" shall mean first-class single-tenant occupancy office/life science buildings which are comparable to the Project in terms of age (based upon the date of completion of construction or major renovation), institutional ownership, quality of construction, and size and are located in the Del Mar Heights and ▇▇▇▇▇▇ ▇▇▇▇▇ submarkets.
