Common use of Basic Operating Cost Clause in Contracts

Basic Operating Cost. (a) Basic Operating Cost shall mean all commercially reasonable and necessary expenses and costs (but not specific costs which are separately billed to and paid by particular tenants of the Project ) as determined by Landlord in its reasonable opinion of every kind and nature which Landlord shall pay or become obligated to pay because of or in connection with the management, ownership, maintenance, repair, preservation and operation of the Project and its supporting facilities directly servicing the Project (determined in accordance with generally accepted accounting principles, consistently applied) including, but not limited to, the following:

(a) Basic Operating Cost shall mean all commercially reasonable and necessary expenses and costs (but not specific costs which that are separately billed to and paid by particular tenants of the Project specific tenants) as determined by Landlord in its reasonable opinion of every kind and nature which that Landlord shall pay or incur or become obligated to pay or incur (including, without limitation, costs incurred by managers and agents that are reimbursed by Landlord) because of or in connection with the management, ownership, maintenance, repairpreservation, preservation ownership and operation of the Project and its supporting facilities directly servicing the Project (determined as allocated to the Project in accordance with generally accepted accounting principles, consistently applied) including, but not limited to, to the following:
