Common use of Base Rent and Additional Costs Clause in Contracts

Base Rent and Additional Costs. All of the amounts payable by Tenant to or for the benefit of Landlord pursuant to this Lease, including, without limitation, Base Rent and Additional Costs which are due from Tenant in any of the provisions of this Lease shall constitute rent under this Lease for the purpose of Tenant’s failure to pay any amounts due under this Lease after the expiration of any applicable notice and cure periods, and Landlord, in addition to the rights and remedies in this Lease, shall have all of the rights and remedies at law or in equity in the case of non-payment of rent. All Base Rent and Additional Costs shall be payable without offset or deduction (unless otherwise expressly provided in this Lease) to Landlord at Landlord’s address set forth in this Lease or as Landlord may from time to time direct.‌
