Common use of Allowance Clause in Contracts

Allowance. Tenant shall be entitled to a one-time tenant improvement allowance (for purposes of this Exhibit B, the “Allowance”) in the amount of $141,804.00 to be applied toward the Allowance Items (defined in Section 1.2 below). Tenant shall be responsible for all costs associated with the Tenant Improvement Work, including the costs of the Allowance Items, to the extent such costs exceed the lesser of (a) the Allowance, or (b) the aggregate amount that Landlord is required to disburse for such purpose pursuant to this Suite 475 Work Letter. Notwithstanding any contrary provision of this Agreement, if Tenant fails to use the entire Allowance within six (6) months following the Suite 475 Expansion Effective Date, the unused amount shall revert to Landlord and Tenant shall have no further rights with respect thereto.

Allowance. Tenant shall be entitled to a one-time tenant improvement allowance (for purposes of this Exhibit B, the “Allowance”) in the amount of $141,804.00 22,290.00 to be applied toward the Allowance Items (defined in Section 1.2 below). Tenant shall be responsible for all costs associated with the Tenant Improvement Work, including the costs of the Allowance Items, to the extent such costs exceed the lesser of (a) the Allowance, or (b) the aggregate amount that Landlord is required to disburse for such purpose pursuant to this Suite 475 Expansion Space Work Letter. Notwithstanding any contrary provision of this Agreement, if Tenant fails to use the entire Allowance within six (6) months within180 days following the Suite 475 Expansion Effective Date, the unused amount shall revert be applied to Landlord and Tenant shall have no further rights with respect theretoBase Rent coming due hereunder until exhausted.

Allowance. Tenant shall be entitled to a one-time tenant improvement allowance (for purposes of this Exhibit B, the “Allowance”) in the amount of $141,804.00 55,836.00 to be applied toward the Allowance Items (defined in Section 1.2 below). Tenant shall be responsible for all costs associated with the Tenant Improvement Work, including the costs of the Allowance Items, to the extent such costs exceed the lesser of (a) the Allowance, or (b) the aggregate amount that Landlord is required to disburse for such purpose pursuant to this Suite 475 Expansion Work Letter. Notwithstanding any contrary provision of this Agreement, if Tenant fails to use the entire Allowance within six (6) months following the Suite 475 Expansion Effective Dateby December 31, the 2010, then up to $15,510.00 of such unused amount shall be applied by Landlord to Base Rent next coming due under the Lease, and any further remainder shall revert to Landlord and Tenant shall have no further rights with respect thereto.

Allowance. Tenant shall be entitled to a one-time tenant improvement allowance (for purposes of this Exhibit B, the “Allowance”) in the amount of $141,804.00 200,000.00 to be applied toward the Allowance Items (defined in Section 1.2 below). Tenant shall be responsible for all costs associated with the Tenant Improvement Work, including the costs of the Allowance Items, to the extent such costs exceed the lesser of (a) the Allowance, or (b) the aggregate amount that Landlord is required to disburse for such purpose pursuant to this Suite 475 Extension Work Letter. Notwithstanding any contrary provision of this Agreement, if Tenant fails to use the entire Allowance within six (6) months following the Suite 475 Expansion Effective Dateby December 31, 2019, the unused amount shall revert to Landlord and Tenant shall have no further rights with respect thereto.

Allowance. Tenant shall be entitled to a one-time tenant improvement allowance (for purposes of this Exhibit B, the “Allowance”) in the amount of $141,804.00 2.50 per rentable square foot of the Premises to be applied toward the Allowance Items (defined in Section 1.2 below). Tenant shall be responsible for all costs associated with the Tenant Improvement Work, including the costs of the Allowance Items, to the extent such costs exceed the lesser of (a) the Allowance, or (b) the aggregate amount that Landlord is required to disburse for such purpose pursuant to this Suite 475 Work Letter. Notwithstanding any contrary provision of this Agreement, if Tenant fails to use the entire Allowance by within six one (61) months year following the Suite 475 Expansion Effective Commencement Date, the unused amount shall revert to Landlord and Tenant shall have no further rights with respect thereto.

Allowance. Tenant shall be entitled to a one-time tenant improvement allowance (for purposes of this Exhibit B, the “Allowance”) in the amount of $141,804.00 15.12 per rentable square foot of the Premises to be applied toward the Allowance Items (defined in Section 1.2 below). Tenant shall be responsible for all costs associated with the Tenant Improvement Work, including the costs of the Allowance Items, to the extent such costs exceed the lesser of (a) the Allowance, or (b) the aggregate amount that Landlord is required to disburse for such purpose pursuant to this Suite 475 Work Letter. Notwithstanding any contrary provision of this Agreement, if Tenant fails to use the entire Allowance within six (6) months following the Suite 475 Expansion Effective Dateby March 31, 2012, the unused amount shall revert to Landlord and Tenant shall have no further rights with respect thereto.

Allowance. Tenant shall be entitled to a one-time tenant improvement allowance (for purposes of this Exhibit BB-2, the “Allowance”) in the amount of $141,804.00 117,575.00 to be applied toward the Allowance Items (defined in Section 1.2 below). Tenant shall be responsible for all costs associated with the Tenant Improvement Work, including the costs of the Allowance Items, to the extent such costs exceed the lesser of (a) the Allowance, or (b) the aggregate amount that Landlord is required to disburse for such purpose pursuant to this Suite 475 350 Work Letter. Notwithstanding any contrary provision of this Agreement, if Tenant fails to use the entire Allowance within six (6) months following the Suite 475 Expansion Effective 350 Commencement Date, the unused amount shall revert to Landlord and Tenant shall have no further rights with respect thereto.

Allowance. Tenant shall be entitled to a one-time tenant improvement allowance (for purposes of this Exhibit B, the “"Allowance”") in the amount of $141,804.00 to 25.00 per rentable square foot of each floor of the Premises. The Allowance may be applied toward the Allowance Items (defined in Section 1.2 below). Tenant shall be responsible for all costs associated with the Tenant Improvement Work, including the costs of the Allowance Items, to the extent such costs exceed the lesser of (a) the Allowance, or (b) the aggregate amount that Landlord is required to disburse for such purpose pursuant to this Suite 475 Work Letter. Notwithstanding any contrary provision of this Agreement, if Tenant fails to use the entire Allowance within six (6) months following the Suite 475 Expansion Effective Dateby December 31, 2020, the unused amount shall revert to Landlord and Tenant shall have no further rights with respect thereto.

Allowance. Tenant shall be entitled to a one-time tenant improvement allowance (for purposes of this Exhibit BB-1, the “Allowance”) in the amount of $141,804.00 147,864.00 to be applied toward the Allowance Items (defined in Section 1.2 below)) applicable to the Premises, as defined above. Tenant shall be responsible for all costs associated with the Tenant Improvement Work, including the costs of the Allowance Items, to the extent such costs exceed the lesser of (a) the Allowance, or (b) the aggregate amount that Landlord is required to disburse for such purpose pursuant to this Suite 475 Work Letter. Notwithstanding any contrary provision of this Agreement, if Tenant fails to use the entire Allowance within six (6) months following the Suite 475 Expansion Effective Dateby November 30, 2020, the unused amount shall revert to Landlord and Tenant shall have no further rights with respect thereto.

Allowance. Tenant shall be entitled to a one-time tenant improvement allowance (for purposes of this Exhibit B, the “Allowance”) in the amount of $141,804.00 4.00 per rentable square foot of the Premises to be applied toward the Allowance Items (defined in Section 1.2 below). Tenant shall be responsible for all costs associated with the Tenant Improvement Work, including the costs of the Allowance Items, to the extent such costs exceed the lesser of (a) the Allowance, or (b) the aggregate amount that Landlord is required to disburse for such purpose pursuant to this Suite 475 Work Letter. Notwithstanding any contrary provision of this Agreement, if Tenant fails to use the entire Allowance within six (6) months following the Suite 475 Second Expansion Effective Date, the unused amount shall revert to Landlord and Tenant shall have no further rights with respect thereto.

Allowance. Tenant shall be entitled to a one-time tenant improvement allowance (for the purposes of this Exhibit BA, the “Allowance”) in the amount of $141,804.00 31,840.00 to be applied toward the Allowance Items (defined in Section 1.2 below). Tenant shall be responsible for all costs associated with the Tenant Improvement Work, including the costs of the Allowance Items, to the extent such costs exceed the lesser of (a) the Allowance, or (b) the aggregate amount that Landlord is required to disburse for such purpose pursuant to this Suite 475 Extension Work Letter. Notwithstanding any contrary provision of this Agreement, if Tenant fails to use the entire Allowance within six (6) months following the Suite 475 Expansion Effective DateNovember 30, 2024, the unused amount shall revert to Landlord and Tenant shall have no further rights with respect thereto.

Allowance. Tenant shall be entitled to a one-time tenant improvement allowance (for purposes of this Exhibit B, the “Allowance”) in the amount of $141,804.00 40.00 per rentable square foot of the Premises to be applied toward the Allowance Items (defined in Section 1.2 below). Tenant shall be responsible for all costs associated with the Tenant Improvement Work, including the costs of the Allowance Items, to the extent such costs exceed the lesser of (a) the Allowance, or (b) the aggregate amount that Landlord is required to disburse for such purpose pursuant to this Suite 475 Work Letter. Notwithstanding any contrary provision of this Agreement, if Tenant fails to use the entire Allowance within six one (61) months year following the Suite 475 Expansion Effective Commencement Date, the unused amount shall revert to Landlord and Tenant shall have no further rights with respect thereto.
