Additional Rent Based Upon Late Payment. If Tenant defaults, for more than five (5) days after written notice from Landlord in the payment of any monthly installment of Base Rent, Additional Rent or any of the sums required of Tenant under the Lease, or if Tenant, within five (5) days after demand from Landlord, fails to reimburse Landlord for any expenses incurred by Landlord pursuant to the Lease, then Tenant shall pay Landlord, as Additional Rent, a late charge of five (5%) percent of the rent or expense.
