Common use of Additional Insurance Obligations Clause in Contracts

Additional Insurance Obligations. Tenant shall carry and maintain during the entire Lease Term, at Tenant’s sole cost and expense, increased amounts of the insurance required to be carried by Tenant pursuant to this Article 10 and such other reasonable types of insurance coverage and in such reasonable amounts covering the Premises and Tenant’s operations therein, as may be reasonably requested by Landlord or Landlord’s lender, but in no event in excess of the amounts and types of insurance then being required by landlords of buildings comparable to and in the vicinity of the Building.

Additional Insurance Obligations. Tenant shall carry and maintain during the entire Lease Term, at Tenant’s sole cost and expense, such increased amounts of the insurance required to be carried by Tenant pursuant to under this Article 10 Section 10, and such other reasonable types and amounts of insurance coverage and in such reasonable amounts covering the Premises and Tenant’s operations therein, as may be reasonably requested by Landlord or Landlord’s lender, but in no event not in excess of the amounts and types of insurance then being required by landlords of buildings comparable to and in the vicinity of the Building.

Tenant shall carry and maintain during the entire Lease Term, as the same may be extended, at Tenant’s sole cost and expense, increased amounts of the insurance required to be carried by Tenant pursuant to this Article 10 and such other reasonable types of insurance coverage and in such reasonable amounts covering the Premises and Tenant’s operations therein, as may be reasonably requested by Landlord or Landlord’s lender, but in no event shall such increased amounts of insurance or such other reasonable types of insurance be in excess of the amounts and types of insurance then being required that generally requested by landlords of buildings comparable to and in the vicinity of the BuildingComparable Buildings.

Additional Insurance Obligations. Tenant shall carry and maintain during the entire Lease Term, at Tenant’s sole cost and expense, increased amounts of the insurance required to be carried by Tenant pursuant to this Article 10 and such other reasonable types of insurance coverage and in such reasonable amounts covering the Premises and Tenant’s operations therein, as may be reasonably requested by Landlord or Landlord. Notwithstanding the foregoing, Landlord’s lender, but in no event in excess of the request shall only be considered reasonable if such increased coverage amounts and and/or such new types of insurance then being required by landlords are consistent with the requirements of buildings comparable to and in the vicinity a majority of the BuildingComparable Buildings.

Tenant shall carry and maintain during the entire Lease Term, at Tenant’s 's sole cost and expense, increased amounts of the insurance required to be carried by Tenant pursuant to this Article 10 and such other reasonable types of insurance coverage and in such reasonable amounts covering the Premises and Tenant’s 's operations therein, as may be reasonably requested by Landlord if such additional coverages or Landlord’s lender, but in no event in excess of the amounts and types of insurance are then being required by reasonably prudent landlords of first class office buildings comparable to and in the vicinity of the BuildingBuilding or otherwise required by Landlord's lenders.

Additional Insurance Obligations. Tenant shall carry and maintain during the entire Lease Term, at Tenant’s 's sole cost and expense, increased amounts of the insurance required to be carried by Tenant pursuant to this Article 10 10, and such other reasonable types of insurance coverage and in such reasonable amounts covering the Premises and Tenant’s 's operations therein, as may be reasonably requested by Landlord or Landlord’s lender, but in no event in excess of only to the amounts and types of insurance then being extent generally required by other institutional landlords of buildings comparable to and in the vicinity of the BuildingComparable Buildings.

Additional Insurance Obligations. Tenant shall carry and maintain during the entire Lease Term, at Tenant’s 's sole cost and expense, increased amounts of the insurance required to be carried by Tenant pursuant to this Article 10 10, and such other reasonable types of insurance coverage and in such reasonable amounts covering the Premises and Tenant’s 's operations therein, as may be reasonably requested by Landlord or Landlord’s lender, but in no event in excess of the amounts and types of insurance then being required by landlords of buildings comparable to and in the vicinity of the Buildingother Comparable Buildings.

Additional Insurance Obligations. Tenant shall carry and maintain during the entire Lease Term, at Tenant’s 's sole cost and expense, increased amounts of the insurance required to be carried by Tenant pursuant to this Article 10 and such other reasonable types of insurance coverage and in such reasonable amounts covering the Premises and Tenant’s 's operations therein, as may be reasonably requested by Landlord or Landlord’s lender, but in no event in excess of the amounts and types of insurance then being required by landlords of buildings comparable to and in the vicinity of the Building.

Tenant shall carry and maintain during the entire Lease Term, at Tenant’s sole cost and expense, increased amounts of the insurance required to be carried by Tenant pursuant to this Article 10 10, and such other reasonable types of insurance coverage and in such reasonable amounts covering the Premises and Tenant’s operations therein, as may be reasonably requested by Landlord or Landlord’s lender, but in no event in excess consistent with the prevailing XXXXXXXX XXXXXXXXX [Nara Bank] insurance requirements of the amounts and types of insurance then being required by other prudent landlords of owning comparable buildings comparable to and located in the vicinity of the Building.

Additional Insurance Obligations. Tenant shall carry and maintain during the entire Lease Term, at Tenant’s sole cost and expense, increased amounts of the insurance required to be carried by Tenant pursuant to this Article 10 and such other reasonable types of insurance coverage and in such reasonable amounts covering the Premises and Tenant’s operations therein, as may be reasonably requested by Landlord or Landlord. Notwithstanding the foregoing, Landlord’s lender, but in no event in excess of the request shall only be considered reasonable if such increased coverage amounts and and/or such new types of insurance then being required by landlords are consistent with the requirements of buildings a majority of comparable to and building in the vicinity of the Building.

Additional Insurance Obligations. Tenant shall carry and maintain during the entire Lease Term, at Tenant’s 's sole cost and expense, increased amounts of the insurance required to be carried by Tenant pursuant to this Article 10 and such other reasonable types of insurance coverage and in such reasonable amounts covering the Premises and Tenant’s 's operations therein, as may be reasonably requested by Landlord or Landlord’s lender; provided, but however, that in no event in excess of the shall such new or increased amounts and or types of insurance then being exceed that required of comparable tenants by landlords of buildings comparable to and in the vicinity of the BuildingComparable Buildings.

Additional Insurance Obligations. Tenant shall carry and maintain during the entire Lease Term, at Tenant’s 's sole cost and expense, increased amounts of the insurance required to be carried by Tenant pursuant to this Article 10 10, and such other reasonable types of insurance coverage and in such reasonable amounts covering the Premises and Tenant’s 's operations therein, as may be reasonably requested by Landlord or Landlord’s lender, but only to the extent such additional insurance is market standard in the city and state in which the Building is located and in no event in excess exceeding types and amounts of the amounts and types of insurance then being coverage customarily required by comparable landlords of buildings with respect to comparable to tenants and in the vicinity of the Buildinguses.

Additional Insurance Obligations. Tenant shall carry and maintain during the entire Lease Term, at Tenant’s sole cost and expense, increased amounts of the insurance required to be carried by Tenant pursuant to this Article 10 and such other reasonable types of insurance coverage and in such reasonable amounts covering the Premises and Tenant’s operations therein, as may be reasonably requested by Landlord or Landlord’s lender, but in no event in excess of provided any insurance requested hereunder shall not exceed the amounts amount and types type of insurance then being required by landlords of buildings comparable to and in the vicinity of the BuildingComparable Buildings.

Tenant shall carry and maintain during the entire Lease Term, at Tenant’s 's sole cost and expense, increased amounts of the insurance required to be carried by Tenant pursuant to this Article 10 10, and such other reasonable types of insurance coverage and in such reasonable amounts covering the Premises and Tenant’s 's operations therein, as may be reasonably requested by Landlord so long as such amounts or Landlord’s lender, but in no event in excess of the amounts and types of insurance are then generally being required by landlords of comparable buildings comparable to and in the general vicinity of the Building.

Additional Insurance Obligations. Tenant shall carry and maintain during the entire Lease Term, at Tenant’s 's sole cost and expense, increased amounts of the insurance required to be carried by Tenant pursuant to this Article 10 10, and such other reasonable types of insurance coverage and in such reasonable amounts covering the Premises and Tenant’s 's operations therein, as may be reasonably requested by Landlord or Landlord’s lender, but in no event in excess of the amounts and types of insurance then being required by landlords of buildings comparable to and in the vicinity of the Buildingprovided that such coverages are commercially available at commercially reasonable rates.

Tenant shall carry and maintain during the entire Lease Term, at Tenant’s sole cost and expense, increased amounts of the insurance required to be carried by Tenant pursuant to this Article 10 and such other reasonable types of insurance coverage and in such reasonable amounts covering the Premises and Tenant’s operations therein, as may be reasonably requested by Landlord or Landlord’s lender; provided, but however, that in no event in excess of the shall such new or increased amounts and or types of insurance then being exceed that required of comparable tenants by landlords of buildings comparable to and in the vicinity of the BuildingFirst Class Buildings.

Tenant shall require its Contractor to carry such insurance then being as is normally required by other landlords of buildings comparable Comparable Buildings with respect to and contractors working in the vicinity of the Buildingsuch buildings.

Additional Insurance Obligations. Tenant shall carry and maintain during the entire Lease Term, at Tenant’s 's sole cost and expense, increased amounts of the insurance required to be carried by Tenant pursuant to this Article 10 and such other reasonable types of insurance coverage and in such reasonable amounts covering Tenant's personal property in the Premises and Tenant’s 's operations therein, as may be reasonably requested by Landlord or Landlord’s 's lender, but in no event in excess of the amounts and types of insurance then being required by landlords of buildings comparable to and in the vicinity of the Building.

Tenant shall carry and maintain during the entire Lease Term, at Tenant’s 's sole cost and expense, increased amounts of the insurance required to be carried by Tenant pursuant to this Article 10 10, and such other reasonable types of insurance coverage and in such reasonable amounts covering the Leased Premises and Tenant’s 's operations therein, as may be reasonably requested by Landlord or Landlord’s lender, but in no event in excess of the amounts and types of insurance then being required by landlords of buildings comparable to and in the vicinity of the Building.

Tenant shall carry and maintain during the entire Lease Term, at Tenant’s 's sole cost and expense, increased amounts of the insurance required to be carried by Tenant pursuant to this Article ARTICLE 10 and such other reasonable types of insurance coverage and in such reasonable amounts covering the Premises and Tenant’s 's operations therein, as may be reasonably requested by Landlord or Landlord’s lender, but in no event in excess of the amounts and types of insurance then being required by landlords of buildings comparable to and in the vicinity of the Building.

Tenant shall carry and maintain during the entire Lease Term, at Tenant’s sole cost and expense, increased amounts of the insurance required to be carried by Tenant pursuant to this Article 10 and such other reasonable types of insurance coverage and in such reasonable amounts covering the Premises and Tenant’s operations therein, as may be reasonably requested by Landlord or Landlord’s lender, but in no event in excess of the amounts and types of insurance then being required by landlords of buildings comparable to and in the vicinity of the BuildingProject.

Tenant shall carry and maintain during the entire Lease Term, at Tenant’s sole cost and expense, increased amounts of the insurance required to be carried by Tenant pursuant to this Article 10 10, and such other reasonable types of insurance coverage and in such reasonable amounts covering which may replace the Premises and types currently required to be carried by Tenant’s operations therein, as may be reasonably requested by Landlord or Landlord’s lender, but in no event in excess of the ; provided that such types and/or amounts and types of insurance then are comparable to that being required by other landlords of buildings their tenants in Comparable Buildings and are also comparable to and that being generally required of other tenants in the vicinity of the Building.
