Additional Conditions Precedent to Specific Closings. In addition to the conditions precedent to the Buyer's obligation to consummate any Closing as set forth in Section 10 hereof, the following shall be conditions precedent to Buyer's obligation to consummate each Closing as specified below; provided, however, the Buyer shall have the right, but not the obligation, to waive any conditions precedent to the Buyer's obligation to consummate such Closing despite the non-performance of such conditions precedent by delivering written notice thereof to the Seller (it being understood, however, that the waiver of any particular condition precedent shall not constitute a waiver of any other condition precedent):
