Set forth on Attachment 4-A is the estimated total annual amount of the utilities which are included in the Impacted Utilities Charges.
Tenant shall pay the Utilities Charges on the first day of each calendar month included in the Term, in the same manner as Tenant pays Fixed Rent pursuant to Section 4.1 above.
You must pay us (or the relevant supplier if this applies) the Utilities Charges for the Utilities supplied to the Premises during the Rent-free Period (if any) and the Term of this Lease.
The Utilities Charges will be calculated at the rate we notify you in our invoice and you must pay us such Utilities Charges on the Payment Date.

In the event that the Tenant fails to make payment for the Utilities Charges, especially electricity charges within Thirty (30) days of the presentation of the invoices and within the final seven (7) days notice demanding for the same by the Landlord, the Landlord shall lawfully be entitled to disconnect the electricity supply provided or such other utilities supply by the Landlord to the Demised Premises in the event the Landlord has the license to supply the electricity to the Tenant.
If Tenant shall use chilled water in excess of reasonable quantities for normal office air-conditioning, then Landlord reserves the right to install a separate meter or sub-meter, at Tenant’s expense, to measure the flow of chilled water to the Premises, if deemed necessary by Landlord, and Tenant shall pay Utilities Charges for the excess chilled water pursuant to Section 4.2.5 above.
Landlord reserves the right to adjust the monthly Utilities Charges from time to time based on the most current data available for Tenant’s electrical consumption in the Premises, and Tenant shall thereafter pay the adjusted Utilities Charges to Landlord until further notice.
At Landlord's option, Landlord may cause Real Estate Taxes and Utilities Charges, or portions thereof, to be billed directly to Tenant.
