Subject to the terms and conditions of this AGREEMENT, WSU hereby rents to RENTER the following described premises (the “PREMISES”): The building commonly known as the ▇▇▇▇▇▇▇▇▇ Pavilion Building, located on the corner of ▇▇▇▇▇▇ Road and Lincoln Drive on the WSU campus, in the city of Pullman, county of ▇▇▇▇▇▇▇, state of Washington.
Tenant shall pay no separate monthly electricity charges for its electricity consumption in the Equipment Space, although 100% of such charges shall be subject to recoupment, throughout the Term, by Landlord, through Tenant's Proportionate Pavilion Share of the Cost of Operation and Maintenance of the Pavilion Building under Article 6 of the Lease, without application of any Base Year for such charges.

The “LST 325 Development Project” consists of the preparation of the site for mooring and use of the LST 325 including required dredging and installation of loading ramps and related facilities (including a ticket counter, maritime museum and/or gift shop to be located within the existing Pavilion Building at the Leased Premises).
If such interference or disturbance still occurs despite such relocation, or if no portion of the roof is available for such relocation, Tenant, at its sole cost and expense, shall remove the Rooftop Equipment from the roof of the Pavilion Building.
Any buildings and improvements to be developed on that portion of the East Development Parcel directly in front of the Pavilion Building shall be constructed in a manner that shall not directly block the windows on the fifth (5th) nor sixth (6th) floor of the Pavilion Building.
The final design of the demising wall between the Pavilion Premises and the Pavilion Building Common Area shall be subject to Landlord's reasonable approval to ensure conformity with the branding of the Pavilion Building, the Tower Building, the Complex and the Cafeteria.
Landlord's sole responsibility with respect to the Escalator Removal Work shall be to install, at Landlord's election: (i) directional signage on the demising wall between the Pavilion Premises and the Pavilion Building Common Area; and/or (ii) furniture in the Pavilion Building Common Area affected by the Escalator Removal Work; provided, however, that such furniture and signage installation work shall not be a Landlord obligation, but instead shall be performed at Landlord's sole election and discretion.
Throughout the Term, Tenant shall maintain, at its sole cost and expense, its own commercially reasonable security services and security arrangements through a reputable, experienced and insured contractor for Tenant's exclusive lobby in the Pavilion Building, subject to Tenant's compliance with all applicable Requirements.
