Office Portion definition

Office Portion means that portion of the Building, as the same may be altered, reduced, expanded or replaced from time to time which is leased or leaseable for general office and/or laboratory, as opposed to retail, use.
Office Portion means the entire Building other than the portion thereof located on the first three (3) floors of the Building and leased or available for lease from time to time as a retail department store or for any other retail purposes (collectively, the "Department Store," and presently comprising approximately 435,000 rentable square feet of space in the Building). The term "Pocket Space" shall refer to the portion or portions of space located within and comprising a part of the Premises, the total area of which equals approximately ten thousand (10,000) rentable square feet. The term "Health Club Space" shall refer to the portion of space located within and comprising a part of the Premises and depicted on Exhibit "A-6" attached hereto, the total area of which equals approximately three thousand eight hundred ninety-two (3,892) rentable square feet. The Premises includes thirteen thousand one hundred and seven (13,107) rentable square feet of space located on the eighth floor of the Building and referred to herein as the "Special 8th Floor Space." The ten thousand (10,000) rentable square feet of Pocket Space and the three thousand eight hundred ninety-two (3,892) rentable square feet of the Health Club Space are included within the two hundred thirty-four thousand eight hundred seven (234,807) square feet of the Premises."
Office Portion means that portion of the Building consisting of approximately 386,375 rentable square feet of office, retail and accessory space.

Examples of Office Portion in a sentence

  • The Office Portion shall mean the entire Building other than the portion thereof leased from time to time as a retail department store (the “Department Store”).

  • The Expansion Space is included within the Office Portion as defined in Section 1.03 of the Lease.

  • In determining the amount of Operating Expenses for any year, if less than 95% of the Rentable Area of the Office Portion of the Building or the Project is occupied by tenants at any time during any such year, Operating Expenses shall be determined for such year to be an amount equal to the like expenses which would normally be expected to be incurred had such occupancy been 95% throughout the year.

  • Tenant and Landlord acknowledge and agree that the Premises shall be delivered by Landlord in two phases: the first and third floor of the Premises and associated basement areas (the “Office Portion”) shall be delivered first, and the second floor of the Premises and associated basement areas shall be delivered second (the “Lab Portion”; either the Office Portion or the Lab Portion being referred to herein as a “Portion”).

  • That portion of floors four (4), five (5) and six (6) of the Building which is leased to tenants for laboratory uses (i.e., excluding the Parking Garage, the Office Portion and the Retail Portion).

  • For purposes of calculating Tenant’s payments with respect to Taxes and Building Operating Expenses, Tenant’s Pro Rata Share shall mean the fraction, expressed as a percentage, the numerator of which shall be the rentable square feet in the Premises and the denominator of which shall be total rentable square feet of the Office Portion of the Building.

  • Commencing on Second Expansion Space Commencement Date, Tenant’s Pro Rata Share shall increase to 62.87% with respect to the Office Portion and to 81.44% with respect to the entire Premises.

  • Any electricity for the Expansion Space shall be payable pursuant to Section 3.01 of the Lease commencing on the Commencement Date for the Office Portion.

  • Notwithstanding the foregoing, Tenant’s Share shall be subject to increase or reduction (in an amount Landlord shall, in good faith, determine), based upon any increase or reduction in the Rentable Area of the Office Portion of the Building and/or the Project.


More Definitions of Office Portion

Office Portion means that portion of the Building located above the ground floor of the Building to be leased for office purposes.
Office Portion. That portion of the Building located at and above the ground floor of the Building which is programmed for and serving office uses (i.e. excluding the Parking Garage and the Laboratory Portion and Retail Portion).
Office Portion means any space other than space specifically designated in an applicable lease and/or zoned for retail use.
Office Portion means the percentage of the gross leasable area of the Building that is leased or held for lease as office space, which Landlord and Tenant stipulate and agree for purposes of Sections 2.02(c)(viii) and (ix) above shall be deemed to be ninety-five percent (95%).
Office Portion means the portion represented by a fraction, the numerator of which is the Rentable Square Feet leased or held for lease for general office purposes in the Building and the denominator of which is the sum of (i) the Rentable Square Feet leased or held for lease for general office purposes in the Building, and (ii) the Rentable Square Feet leased or held for lease for retail and storage in the Building.
Office Portion means that portion of the Building as designated by the Landlord from time to time as office areas.

  • Allocable Portion for purposes of this Plan, means (1) if there is one Distributor, all Earned Distribution and Earned Servicing Fees; or (2) if there are two or more Distributors, the portion of the Earned Distribution Fee and Earned Servicing Fee allocated to a Distributor in accordance with any allocation procedures to which each Distributor shall agree and which accurately allocates the Earned Distribution and Earned Servicing Fees among all Distributors in proportion to the outstanding New Class X Shares attributable to their respective efforts.

  • Active portion means that portion of a facility where treatment, storage, or disposal operations are being or have been conducted after May 19, 1980, and which is not a closed portion. (See also “closed portion” and “inactive portion.”)
