The right to operate the Cafeteria and/or Fitness Center in the Premises pursuant to the terms and conditions of Sections 5.5 through 5.7 above is personal to (A) the Original Tenant, (B) any assignee of Tenant's interest in this Lease, (C) any Transferee subleasing at least three (3) full floors of the Premises, and (D) any Third Party Operator.

If the Premises are Ready for Occupancy prior to the Lease Commencement Date, the Term shall commence on the date the Premises are Ready for Occupancy, and if necessary, the Termination Date shall be adjusted to effect the total number of years in the Term, as set forth in subsection 1.D. plus the part of the month, if any, from the adjusted Lease C commencement Date to the first full month of the Term.
