If Tenant desires to make any non-de minimis change, addition or alteration or desires to make any change, addition or alteration to any of the Building Systems after approval of the Issued for Construction Documents, Tenant shall prepare and submit to Landlord plans and specifications with respect to such change, addition or alteration.
The A/E shall issue documents stamped and dated "Issued for Construction" to the contractors.
The "Issued for Construction Documents" shall consist of all drawings (1/8" scale) and specifications necessary to construct all Premises improvements including, without limitation, architectural and structural working drawings and specifications and Mechanical and Electrical Working Drawings and Specifications and all applicable governmental authorities plan check corrections.
All tenant improvement work required by the Issued for Construction Documents (including, without limitation, any approved changes, additions or alterations pursuant to Section 7 below) is referred to in this Workletter as “Tenant Work” (and all improvements so required and resulting therefrom may sometimes in the Lease, or otherwise, be referred to as “Tenant Improvements”).
Issued for Construction Drawings shall be sealed by Registered Professional Engineer licensed to practice in the State of Texas.
A cost estimate for any facility improvements, accurate to +50% / -30%, will be calculated and may also be generated at the following levels of Utility design to lesser accuracy standards, (1) if applicable, at 30% level for long lead material items, (2) 60% level and (3) at Issued for Construction level, based on the Company’s estimated completion date.
The completed Final 30% Refined, 60%, 90%, and 100% Issued for Construction drawings, together with TriMet response to City comments, and other work products developed after the date of this Agreement are anticipated to be the design for the Project.
The Consultant will revise the Contract Documents to incorporate addenda and prepare a final Issued for Construction set.
Issued for Permit, Issued for Construction, and Record Drawings shall be signed and sealed by a licensed and currently registered Professional Engineer in the State of New York.
Any detailed review shall not relieve Contractor of responsibility to construct the Project in accordance with the Issued for Construction Documents.
