Fire Stairs definition

Fire Stairs as defined in Section 10.14.
Fire Stairs. The fire stairwells are currently tied to the Building security system. Tenant, subject to applicable fire and building codes shall have the use of the fire stairs for its internal traffic and may, at its sole cost, further improve the fire stairs with dry wall, carpeting, lighting and paint with colors and materials reasonably acceptable to Landlord. Freight Elevator: Tenant shall not be charged for its non-exclusive use of the freight elevator during normal business hours.
Fire Stairs shall have the meaning set forth in Section 2.7 hereof.

Examples of Fire Stairs in a sentence

  • Tenant may paint the Fire Stairs and install light fixtures therein and make such other Alterations as Landlord shall approve, which approval shall be granted or withheld in accordance with the terms of this Lease (provided, however, that under no circumstances shall Tenant be entitled to install (x) carpeting on the Fire Stairs or (y) lighting which does not meet the standards for emergency lighting).

  • Landlord shall perform any obligations that Tenant may have under this Section 12 to maintain and repair the Fire Stairs.

  • All of the provisions of the Lease in respect of insurance and indemnification shall apply to the Fire Stairs as if the Fire Stairs were part of the Premises.

  • Notwithstanding the foregoing, Landlord shall be permitted to override Tenant’s access system if Landlord needs to access the Premises via the Fire Stairs in the event of an emergency or as otherwise deemed necessary in Landlord’s reasonable discretion upon reasonable advance notice to Tenant.

  • Tenant may, at its sole cost and expense, install a key card locking system reasonably satisfactory to Landlord on all doors between the Fire Stairs and the floors of the Premises and tie Tenant's security system into the Building security system, provided that in any event such locking system must be configured in such a way so as to automatically disengage in the event of an emergency.

  • Subject to the provisions of this Section, Tenant may paint the Fire Stairs and install light fixtures therein and make such other Alterations as Landlord shall approve in its sole discretion.

  • Tenant may, at its sole cost and expense, install a key card locking system reasonably satisfactory to Landlord on all doors between the Fire Stairs and the floors of the Premises and tie Tenant’s security system into the Building security system, provided that in any event such locking system must be configured in such a way so as to automatically disengage in the event of an emergency.

  • In no event shall Tenant be permitted to store any equipment, furniture, storage boxes or any other personal property whatsoever in the Fire Stairs.

  • Tenant shall make no Alterations to the Fire Stairs without Landlord’s approval, which may be withheld in Landlord’s sole discretion.

  • If Tenant so utilizes the Fire Stairs as convenience stairs, Tenant shall maintain at its sole cost and expense such portions of the Fire Stairs on the floors on which the Premises are located, including, without limitation, the periodic painting and cleaning thereof as reasonably required by Landlord (to the extent that such periodic cleaning and painting is required by virtue of Tenant’s particular use, as opposed to the use thereof for emergency egress purposes).

Related to Fire Stairs

  • fire station means a building that houses a fire brigade;

  • Kitchen means a food preparation area that includes a sink, refrigerator and a microwave oven or stove.

  • Outdoor cultivation means live plants growing in an area exposed to natural sunlight and

  • fire hydrant means a fire plug or fixed pillar fire hydrant;

  • Infrastructure means infrastructure serving the County and improved or unimproved real estate and personal property, including machinery and equipment, used in the operation of the Project, within the meaning of Section 4-29-68 of the Code.
