Electric Charges definition

Electric Charges means all the supplying utility’s charges for, or in connection with, furnishing electricity including charges determined by actual usage, any seasonal adjustments, demand charges, energy charges, energy adjustment charges and any other charges, howsoever denominated, of the supplying utility, including sales and excise taxes and the like.
Electric Charges means the charges and expenses payable by Tenant to Landlord in connection with Tenant’s consumption of electricity in the Premises measured by a submeter as more fully set forth in Article 30 hereof.
Electric Charges means the charges and expenses payable by Tenant to Landlord in connection with ▇▇▇▇▇▇’s consumption of electricity in the Premises measured by a submeter as more fully set forth in Article 30 hereof.

Examples of Electric Charges in a sentence

  • Tenant shall pay as Tenant Electric Tenant’s Proportionate Share of Landlord’s Estimated Electric Charges in equal monthly installments on the first day of each month during the Term, together with the Base Rent, in advance, without notice or demand, subject to apportionment if applicable pursuant to Section 1.3(ii).

  • Tenant’s monthly obligations for Annual Base Rent, Increases in Real Estate Taxes, Increases in Operating Costs, and Electric Charges for January of 2024 shall be due and payable in accordance with and at the times required in the Lease.

  • The engineer’s estimate, and shall remain in effect until the Landlord furnishes the Tenant with a subsequent revised notice setting forth a new estimate of Tenant Electric Charges per month, based upon changes in tenancies, changes in consumption or changes in utilities expense during the same period.

  • Tenant shall be entitled to the benefit of any discounts or bulk rates actually received by Landlord for the electrical service constituting Tenant Electric Charges.

  • Additional Rent includes, without limitation, Tenant’s payment of Tenant’s Proportionate Share of Electric Charges in accordance with this Section 1.4.

  • Customs Duty not only limited to Import Duty, Import Value-added Tax, Import Consumption Tax, Anti-dumping Duty, Anti-subsidy Duty, Waste Electric Charges, Delayed Tax Interest.

  • If Tenant invokes the Electric Survey procedure set forth above for any given calendar year, Tenant shall pay all electric charges set forth in the Actual Electric Charges Statement as a condition precedent to dispute the same.

  • For the purposes of calculating Landlord’s Estimated Electric Charges and Electric Charges for the Initial Period, in the event that the Initial Period is less than one (1) calendar year, Landlord’s Estimated Electric Charges and the Electric Charges shall be calculated for the entire calendar year in which the Initial Period occurs and said amount shall be multiplied by a fraction, the numerator of which is the number of days in the Initial Period and the denominator of which is 365 days.

  • If, for any calendar year (or portion thereof in the case of the initial period) Tenant’s payment based on the Estimated Electric Charges, is in excess of the Actual Electric Charges, then Landlord shall refund to Tenant any overpayment due hereunder within thirty (30) days of Landlord’s determination of the amount of such refund.

  • During the Rent Concession Period, Tenant shall be responsible for the payment of janitorial charges at the rate of $1.35 per square foot per annum and Tenant Electric Charges.


More Definitions of Electric Charges

Electric Charges means: $554.17 per month for the life of the Lease
Electric Charges means the total cost of electricity supplied to the Building including for all of the Common Areas, the Premises, and premises leased for the exclusive use of other tenants in the Building.
Electric Charges. Tenant will be charged by Landlord for electric usage on actual meter readings of Tenant’s use of such facilities only utilizing demand registers dedicated solely to the Premises. Landlord hereby confirms that the rates Tenant would be required to pay if Tenant were obtaining electric services directly from CEI are CEI’s General Service Rate for peak demands less then 30 kilowatts, Small General Service Rate for peak demands of 31 to 149 kilowatts, and Medium General Service Rate for peak demands of 150 kilowatts and above.
