"Leasing Commissions" shall mean all leasing and other real estate commissions, fees or other compensation payable by Seller to any real estate broker, sales person or finder who is entitled to receive such commission, fee or other compensation as a result of the leasing of space in the Improvements owned by Seller to tenants (including, without limitation, the extension, renewal or expansion of any lease pursuant to an exercise of an option or otherwise). 18.
