BASE OPERATING. COSTS", during the term of this Lease equals the product of (i) Operating Costs for the Project during Base Year referred to as Item 8 of the Basic Lease Provisions and (ii) the number of square feet of Rentable Area contained in the Project. Operating Costs for the Base Year during which actual occupancy of the Project is less than 95% of the Rentable Area of the Project shall be appropriately adjusted to reflect 95% occupancy of the existing Rentable Area of the Project during such period.
