Base Labor Rate definition
Base Labor Rate means the Labor Rate for the calendar year 2000.

If the Labor Rate for any Operation Year shall be greater than the Base Labor Rate the Tenant shall, in case of such an excess, pay to Owner as additional rent for the Demised Premises for such Operation Year an amount equal to the product obtained by multiplying (i) the Wage Rate multiplied by (ii) one cent per annum for each one cent that such Labor Rate is over the Base rate.

Base Labor Rate means the Labor Rate (as defined in subsection (ii) of this Section) for calendar year 1983 as presently contained in the agreement between the Realty Advisory Board on Labor Relations, Inc. and Local 32B-32J of the Building Service Employees International Union AFL-CIO, which Base Labor Rate shall not be changed in the event of any change hereafter made in such agreement with respect to said labor rate for calendar year 1983 nor affected by any cost of living adjustments provided for in such agreement.
