Landlord acknowledges and agrees that the Sellers under the Stock Purchase Agreement are obligated to perform certain remedial actions in connection with bringing the Premises into compliance with certain Environmental Laws (as defined in the Stock Purchase Agreement) as described in Section 5.7 of the Stock Purchase Agreement (the "Agreed Actions") or reimburse Tenant for its cost of such remediation.
If Tenant elects to perform the Agreed Actions, Tenant shall not be required to obtain Landlord's consent to perform the Agreed Actions.
